Glazing silicone for Chinbrook homes and businesses

Glazing silicone in Chinbrook

We renew glazing silicone on conservatories, rooflights and glass panels plus shower screens and the bases of glass balustrades. Each joint is cut out, cleaned and resealed. Typical jobs include glass-to-glass joints that have split and stained, discoloured glazing silicone, on conservatory frames, rooflights and glass-to-frame joints.

London has a lot of flats and conversions, where windows are often on upper floors. In a converted house or block, the lease usually says who is responsible for the windows, so it’s worth checking before booking.

The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

Chinbrook: your questions answered

Is parking an issue for glazing silicone in Chinbrook?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Can you help a landlord with a rental near Grove Park station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.

What guarantee do I get?

You get our one-year guarantee to every job we do.

Do you seal glass balustrade bases?

Yes. The sealant joint at the base can be renewed. Fitting glass is a separate trade.

Can I add another job to the visit?

Yes, we can. More than one area can be quoted together.

How long does glazing silicone take?

Most jobs take a few hours, depending on how many joints need doing. We’ll confirm how long when we quote.

What does glazing silicone cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

What we do, step by step

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes anything from an hour or two to most of a day, depending on the size of the job. In Chinbrook, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. The finished joints are checked and, where it’s safe, tested with water.

How to prepare

  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints
  • Plan for the work area to be out of bounds to pets and children

Ask for a quote

Getting a quote is simple: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we will take it from there.

Surface by surface

Rooflights

Rooflight glazing joints are cut out and renewed. If the leak is from the roof around it, a roofer needs to look.

Shower screens

Most shower screen leaks come from the wall or tray joint. We reseal both with anti-fungal silicone.

What happens if it’s left?

Silicone around glazing needs the right product. A general-purpose tube may not bond well or may react with the frame, so we use neutral-cure glazing silicone. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, ring 0345 464 0079 or send us an email for an honest opinion and a quote.

Why us?

  • Over 20 years’ experience
  • Anti-fungal sanitary silicone in wet areas
  • Colour picked to suit the job
  • White, clear, grey or another colour, product permitting

See our cost guide or customer reviews.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Wipe the screen down after showering
  • Avoid strong solvents on or near the sealant
  • Check the gutters above the glazing for debris
  • Keep air moving in the conservatory

Keep the new joints dry for as long as we advise. From then on, a mild glass cleaner is all it needs.

Drips or damp near a glazing joint shouldn’t be ignored. The cause may be sealant or another part, and we’ll tell you which.

When to call us in Chinbrook

Shower screen silicone gets wet every day. Mould grows into the bead and the edges begin to peel.

Look out for any of the following:

  • Rooflight joints letting water in
  • Water running down inside the glass
  • Leaks where conservatory glass meets the frame
  • Water escaping where a screen meets the wall

For site and facilities teams at buildings such as Marvels Lane Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Comparing quotes

  • Who does the work, and how experienced they are
  • Is VAT in the price?
  • How the colour is chosen
  • What happens if they find a problem under the old sealant

Windows and doors in Chinbrook

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Eltham Palace (about 1.3 miles north-east) are a reminder that the area around Chinbrook has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

In the older streets around Jubilee International Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you let a flat or house near Grove Park station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

When something else is needed

To be straight with you, there are a few things sealant will not fix:

  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • A broken pane or roof panel
  • Structural problems with a conservatory roof

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.
