Glazing silicone for homes and businesses in Buckland

Glass, frames and walls all move at different rates, and the silicone between them takes the strain. Once it splits or comes away, water finds a way through. We replace it with a glazing silicone that suits the glass and frame. We work on conservatory frames, glass-to-frame joints and glass balustrade bases, and people most often call us about cracked silicone between glass panels and leaks where conservatory glass meets the frame.

Around Buckland, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

You are covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

Common questions in Buckland

Do you cover smaller places like Buckland?

Yes, Buckland is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Betchworth station?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Are you insured?

Yes. We are fully insured, and we can confirm the details when we quote.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

What sealant do you use on glazing?

A glazing-grade silicone is best. We use neutral-cure glazing silicone and anti-fungal silicone in wet areas.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Will resealing stop my conservatory leaking?

In many cases, as long as sealant is the cause. We find where the water gets in first, so you know what you are paying for.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Buckland and the rest of Surrey.

What we do, step by step

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for most jobs. Somewhere as small as Buckland, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. We inspect the work and test it where we can.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children
  • Clear the area around the work

Advice

Landlords, agents and businesses in Buckland

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.

If you manage several properties in or around Buckland, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.

What happens if it’s left?

Leaks get worse, not better. Left, water can mark floors, damage plaster and rot timber, so it pays to deal with it early. In a small place like Buckland, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Different surfaces, different methods

Glass balustrade bases

The base joint is cut out and resealed. Glass fitting is a separate trade.

Glass-to-frame joints

We cut the old silicone from the glass without scratching it before new glazing silicone goes in.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Do not leave a drip for the next storm
  • Open vents or windows to let moisture out
  • Run a squeegee over the glass when you’re done
  • Check the silicone on glass every year or so

Gentle products are best near the sealant. Strong solvents can soften or mark it.

Damp patches, drips and condensation along a joint are worth checking. It may be sealant, or something else, and we will tell you which.

Windows and doors in Buckland

The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you live in an older home near Church of St Mary the Virgin, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you look after a building such as Reigate College, larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Betchworth station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

How we quote for glazing silicone

Your quote is based on your job. We take into account:

  • Which sealant suits the joint
  • How many areas need sealing
  • The amount of work
  • Whether the work is at height

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Access, such as stairs, a lift or height
  • Whether it has been sealed before
  • The rough size of the job
  • The type of property

Asking for a quote is easy: let us know what needs doing and where. Photos by email help us understand the job, and we will come back to you with a quote.

Can I do it myself?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
