Floor joint sealing in Woodlands
Good floor joints come down to the right product and clean, prepared edges. We remove what’s there first, then clean, back and seal the joint. If you’re dealing with caulk that has cracked where the floor moves and rigid edge joints in tiled floors, we can help.
New flats are going up across London, many of them in larger developments. In a new development, snags are often reported through the developer or the managing agent, and failed shower seals, open skirting joints and gaps at thresholds are typical.
We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Can I do it myself?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
How the visit works
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, depending on the length of joint. In Woodlands, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.
- We clear the edges of the floor so the joints are easy to reach.
- Old material is removed from the joint.
- We clean and dry the edges of the joint.
- A flexible sealant suited to the floor is applied and smooth it.
- We check the joints and explain the aftercare.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- For business premises, tell us about site rules or sign-in
- Mention any leaks or damp you’ve noticed

Leave it or put it right?
Floor joints left open collect dirt that’s hard to clean out and makes the floor look worn. Sealed joints are easier to keep clean and finishes the floor. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler for homes in Woodlands.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
What you get with us
- ARBOMaster approved applicator
- Anti-fungal silicone where joints get wet
- Every job guaranteed for a year
- White, clear, grey or another colour, product permitting
See our cost guide and our reviews.
What affects the quote in Woodlands
We do not publish a price list, because jobs vary so much. The quote depends on:
- The type of sealant required
- Whether there’s mould to deal with
- The amount of work
- How easy the joints are to reach
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- A few pictures by email, if you can
- The rough size of the job
- What the problem is, such as mould, gaps, leaks or cracking
- Where the property is
For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved.
Signs you need floor joint sealing in Woodlands
An open floor joint fills with dirt and water. In kitchens and bathrooms, mop water gets into the gap.
These are the problems we are asked about most:
- Worn sealant at door thresholds
- Failed joint filler in concrete floors
- Open joints around bathroom floor edges
- Perimeter joints in tiled floors filled with grout
For site and facilities teams at buildings such as Spring Grove Primary School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.
Before you book anyone
- Which colour the sealant will be
- How long to leave it before use
- Which sealant they’ll use, and why
- Who does the work, and how experienced they are

New homes and floors in Woodlands
Much of London’s new housing is flats in larger developments, where snagging may go through the developer or managing agent. Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal.
For buildings such as Church of St Mary the Virgin, floor and skirting joints in halls and kitchens wear like any others. Woodlands is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

Common questions in Woodlands
Can you help a landlord with a rental near Isleworth station?
Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.
Can parking be tricky for a visit in Woodlands?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you seal where the floor meets the bath panel?
Yes. These joints get wet every time the floor is cleaned, so we seal them with silicone suited to wet areas.
How do I get a quote for floor joint sealing in Woodlands?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we are using.
Can grout be replaced with sealant on a tiled floor?
Normally, yes. Straight cracks in grout often show where a movement joint was needed. We replace that grout with a flexible joint.
What the job involves on each surface
Tiled floors
Tiled floors need movement joints at edges and across large areas. Where needed, a line of grout is replaced with flexible sealant.
Thresholds
Thresholds take daily traffic, so we choose a hard-wearing, flexible product and tool it flush.
