What floor joint sealing looks like in Tickham
Floors around Kent run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.
Community buildings like Church of St Mary are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. Rented homes near Teynham station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty.

What we cannot put right
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Failed waterproofing under a wet room floor
- Structural movement or subsidence
- Tiles that have lifted or broken
If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.
Surfaces we seal
- Skirting boards
- Commercial floors
- Concrete floor joints
- Thresholds
- Tiled floors
- Wet room & bathroom floors
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Questions from Tickham
Can you help a landlord with a rental near Teynham station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before we start.
Can you do floor joint sealing in Tickham?
Yes. Our work covers London and the South East, and Tickham is part of that. You can phone 0345 464 0079 or email us and tell us what needs doing, and we’ll send you a clear quote.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Where is Mr Mastic based?
We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.
How long does floor joint sealing take?
That depends on how much there is to do, but as a guide it takes a morning or an afternoon for most homes. We will tell you when we quote.
Do you seal kitchen plinths to the floor?
Yes. We cut out any old sealant or caulk and reseal with flexible silicone.
Can you seal over the old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
Do you offer different sealant colours?
In most cases you can choose. We’ll explain which colours are available.
Aftercare tips
So the new joints stay in good condition:
- Mark off resealed joints in warehouses
- Vacuum floor joints regularly to stop grit building up
- Avoid caulk in bathrooms and kitchens
- Keep floor cleaning water to a minimum at the edges
Mop with a well-wrung mop rather than flooding the floor. Less water at the edges helps the joints last.
Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.
Why deal with it now?
Open joints along wet floors let water into the subfloor and behind skirting. Dealing with it early keeps the repair to the joint. Older cottages and farmhouses around Tickham can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
The cost reflects the work involved, not guesswork. That’s why we ask about the job first.

How the job changes by surface
Wet room and bathroom floors
Bathroom floors meet baths, trays, panels and skirting. They’re sealed with a flexible, anti-fungal silicone to keep water out of the edges.
Commercial floors
Commercial washrooms and kitchens have floor joints that get wet constantly. They’re resealed with a flexible, water-resistant sealant.
How the visit works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for most rooms, longer for large commercial floors, depending on the size of the job. Somewhere as small as Tickham, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by checking the floor, the joint and what traffic it takes.
- We remove what’s in the joint now.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
Before we arrive
- Let us know about parking restrictions
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any previous sealing or DIY attempts
