How we quote for floor joint sealing

Your quote is based on your job. We take into account:

  • How easy the joints are to reach
  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • The address or postcode of the job
  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • If someone has resealed it before

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved and give you a clear quote.

How we handle floor joint sealing in The Common

We seal floor joints in homes, offices and commercial buildings across The Common. We start by checking the floor type and the joint, because the right sealant depends on both. If you have chipped and open joints in warehouse floors and open gaps along the bottom of skirting boards, we can help.

For a small place like The Common, the journey and access are planned in advance, and the work itself is the same as on any site.

We stand behind the work with a 12-month guarantee.

What we do, step by step

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours, depending on the length of joint, depending on the size of the job. In a small place like The Common, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work

Leave it or put it right?

Putting new grout into a crack that keeps reappearing does not last. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. Around The Common, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, phone 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Mark off resealed joints in warehouses
  • Keep floor cleaning water to a minimum at the edges
  • Ask before painting over a sealed joint
  • Check skirting joints after the heating season

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it while it cures.

Concrete joints damaged by traffic get worse quickly. Sealing them early protects the edges and the surface smoother.

Honest limits

In fairness, some problems need a different trade:

  • Movement too big for a sealant joint
  • Cracked or broken concrete slabs
  • Bouncy or failing floorboards

If you’re not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Do you need floor joint sealing in The Common?

An open floor joint fills with dirt and water. In wet areas, water runs into the gap at every clean.

The most common problems we see are:

  • Skirting caulk that keeps splitting
  • Grout cracking in a straight line across a floor
  • Concrete floor joints that have broken down
  • Skirting that has pulled away from the floor

If you look after a building such as Radwinter Church of England Voluntary Aided Primary School, entrance and corridor floor joints take a lot of traffic.

What your quote should include

  • How the joint is cleaned and prepared
  • What happens if the job turns out different
  • Which sealant they’ll use, and why
  • How the colour is chosen
