Tatsfield: your questions answered
Do you work for landlords with property near Oxted station?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll send you a clear quote.
Do you cover Tatsfield for floor joint sealing?
Yes. Our work covers London and the South East, and Tatsfield is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Can I add another job to the visit?
Yes. More than one area can be quoted together.
Do you offer different sealant colours?
We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.
What information do you need?
Tell us what needs doing and where. If we need more, we will ask.
Will the old sealant be removed?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Is the work guaranteed?
Yes. All our work carries our 12-month guarantee.
About our floor joint sealing in Tatsfield
Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, the joint is cleaned and backed where needed, then the new sealant goes in. If you are dealing with skirting caulk that keeps splitting and failed joint filler in concrete floors, we can put it right.
Shops, offices and commercial units across London have hard-wearing floors with movement joints that need resealing as they wear, while new homes need a neat, sound finish around frames, baths and kitchens before handover, in Tatsfield and beyond.
Big or small, you get the same 12-month guarantee.

What happens on the day
You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the work takes a few hours, depending on the length of joint in most cases. For a job in Tatsfield, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.
- We start by checking the floor, the joint and what traffic it takes.
- We remove what’s in the joint now.
- We vacuum out the joint and add backing where the depth needs setting.
- We apply the sealant in a colour that suits the floor.
- The joint is tooled neatly and the cure time explained.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Mention any sign-in or site rules at work premises
- Tell us about any water getting in

Advice
What we’re called out for in Tatsfield
Floors and walls move a little with the seasons. In winter, with the heating on, timber dries and gaps open, then close again in damper months.
Any of these means the joints need attention:
- Open joints that fill with dirt
- Failed seals where bathroom floors meet baths and panels
- Rigid edge joints in tiled floors
- Cracked grout where a tiled floor needs a movement joint
As a London address, Tatsfield can be tricky for parking: let us know about parking bays, permits or a driveway.

Joints and finishes in Tatsfield homes
Many of London’s new homes are flats in bigger developments, where snags may need reporting through the developer or the managing agent. Floors around Greater London run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.
If you let a flat or house near Oxted station, open skirting and floor joints collect dirt and water, so seal them while the property is empty. For buildings such as Church of St Mary the Virgin, floor and skirting joints in halls and kitchens wear like any others.

What the job involves on each surface
Commercial floors
Commercial washrooms and kitchens have floor joints that get wet constantly. They’re resealed with a flexible, water-resistant sealant.
Concrete floor joints
Open concrete joints chip at the edges when wheels cross them. A sealed joint protects the edges and stops debris collecting.
Honest limits
It helps to know what we can’t do:
- Large cracks that need a surveyor
- Cracked or broken concrete slabs
- Floors that are uneven or need levelling
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Vacuum floor joints regularly to stop grit building up
- Have a cracking tiled floor checked before tiles break
- Avoid caulk in bathrooms and kitchens
- Don’t slide heavy items over sealed joints
Avoid flooding the floor when you clean. Less water at the edges helps the joints last.
A gap under the skirting collects dust and lets draughts through. Sealing it early keeps the room cleaner and the edges sound.

What happens if it’s left?
Left open, concrete joints break down under traffic. Resealing it early protects the edges and keeps the damage down. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
