Floor joint sealing for Starling's Green homes and businesses

Joints and finishes in Starling's Green homes

Floors around Essex run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

If you look after a church, hall or community building such as Church of St Mary and St Clement, floor and skirting joints in halls and kitchens wear like any others. If you look after a building such as Clavering Primary School, entrance and corridor floor joints take a lot of traffic.

Floor joint sealing for homes and businesses in Starling's Green

The gap under a skirting board often opens as floors and walls move with the seasons. Decorators’ caulk usually cracks where there’s movement, so we close it with a flexible sealant instead. If you have gaps opening between the floor and skirting and worn sealant at door thresholds, we can help, whatever the surface.

For a small place like Starling's Green, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

Every job comes with our 12-month guarantee.

Different surfaces, different methods

Wet room and bathroom floors

Bathroom floor edges get wet at every clean. A flexible seal stops water running into the gap.

Commercial floors

Commercial washrooms and kitchens have floor joints that get wet constantly. They’re resealed with a flexible, water-resistant sealant.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Do you need floor joint sealing in Starling's Green?

Water and dirt collect in open floor joints. In kitchens and bathrooms, mop water gets into the gap and can reach the subfloor.

These are the problems we’re asked about most:

  • Worn sealant at door thresholds
  • Concrete floor joints that have broken down
  • Tiled floors with no room to move
  • Cracked caulk along skirting in bathrooms and kitchens

For landlords with property near Newport (Essex) station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

Our hiring checklist

Quotes for floor joint sealing in Starling's Green

The price is agreed before any work begins. It’s based on:

  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • Whether there’s mould to deal with
  • The type of sealant required

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

When you contact us, these details help:

  • If it’s domestic, commercial or a hotel
  • The rough size of the job
  • Any previous sealing or DIY work
  • A few photos by email, if you can

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work before giving you a price.

What happens on the day

On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before work begins. The work normally takes a few hours, depending on the length of joint. In a small place like Starling's Green, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. The room is cleared along the joints so we can reach them.
  2. Old material is removed from the joint.
  3. Edges are cleaned and dried.
  4. We apply a flexible sealant suited to the floor.
  5. Finally, we check the work and talk you through aftercare.

Getting ready for the visit

  • Mention any tricky access
  • Let us know about earlier repairs to the joints
  • Clear items away from the joints we’re working on

When it isn’t the sealant

New sealant cannot fix everything, and we’ll tell you before we start. Sealant won’t put right:

  • Leaks from a failed tanking system
  • Concrete repairs beyond the joint
  • Floors that are uneven or need levelling

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

What we seal

  • Wet room & bathroom floors
  • Concrete floor joints
  • Thresholds
  • Skirting boards
  • Commercial floors
  • Tiled floors

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Don’t fill floor joints with caulk where they move or get wet
  • Use a well-wrung mop rather than flooding the floor
  • Walk round the room once a year and look at the edges
  • Ask before painting over a sealed joint

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Cone off the area if needed until it’s ready.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

Questions from Starling's Green

Can you help a landlord with a rental near Newport (Essex) station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.

Do you cover smaller places like Starling's Green?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we are using.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you offer different sealant colours?

Usually, yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before we start.

Do you seal floor joints in bathrooms and kitchens?

Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone.

My floor grout keeps cracking in a line. Can you help?

Often, yes. Straight cracks in grout often show where a movement joint was needed. We replace that grout with a flexible joint.

How long does the job take?

Typically it takes a morning or an afternoon for most homes. Bigger jobs take longer, and we will tell you how long to expect.
