Floor joint sealing in Clavering

Floor joint sealing for homes and businesses in Clavering

Painted skirting can be sealed with a flexible product that can be painted over. In wet areas we’d normally use silicone because it handles water. We work on commercial floors, tiled floors and skirting boards, and the jobs we see most are cracked caulk along skirting in bathrooms and kitchens and skirting that has pulled away from the floor.

Somewhere as small as Clavering, new homes tend to be conversions, self-builds or a few houses rather than an estate. Each still needs its sealant and floor joints finished properly.

A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

Quotes for floor joint sealing in Clavering

The quote reflects the job in front of us. We take into account:

  • The number of rooms or windows
  • Access and height

  • The old material and how stubborn it is

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Surface by surface

Commercial floors

Shops, offices, warehouses and units all have floor joints that need sealing. The sealant is chosen for the traffic the floor takes.

Concrete floor joints

Sawn joints in concrete floors control where it cracks. We reseal them with a floor-joint product suited to the traffic.

When something else is needed

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Leaks from a failed tanking system
  • Cracked or broken concrete slabs
  • Tiles that have lifted or broken

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

How to look after the new joints

Aftercare is simple:

  • Act on grout cracks that run in a straight line
  • Use furniture pads near skirting
  • Use a well-wrung mop rather than flooding the floor
  • Check the sealant is paintable before decorating

Avoid flooding the floor when you clean. Keeping the edges drier helps the sealant last longer.

Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen.

Questions from Clavering

Is Clavering within the area you cover?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords with property near Newport (Essex) station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.

My floor grout keeps cracking in a line. Can you help?

Often, yes. We replace the grout along a suitable line with flexible sealant. Loose or cracked tiles need a tiler first.

What causes gaps between the floor and skirting?

It’s normally the floor moving: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible sealant stays closed as the floor moves.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can sealant along the skirting be painted?

On joints you want to paint, yes. Silicone does not take paint so mention it when you get a quote.

Do the sealants smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Landlord and commercial work in Clavering

We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

The process

We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. The job generally takes a few hours, depending on the length of joint. For a village or hamlet like Clavering, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Getting ready for the visit

  • Keep children and pets away from the work area
  • On commercial sites, let us know about site rules
  • Mention any leaks or damp you’ve noticed

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
