Workplaces and buildings in Starling's Green

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

Letting a property close to Newport (Essex) station? Then fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through. Community buildings like Church of St Mary and St Clement are part of the picture too: gaps around pipes and cables are worth checking after any building work there.

Fire rated sealant in Starling's Green

A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. Measuring the gap and checking what it’s made of comes first, then apply it to the depth its tested detail calls for. Typical jobs include standard silicone or caulk in a fire-stopping gap and damaged fire sealant left by other trades, across flats & HMOs, service penetrations and plasterboard & masonry.

For holiday lets, converted business premises or a community building near Starling's Green, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

All of our work is guaranteed for twelve months.

Honest limits

A few problems are outside what sealant work can do:

  • Construction that does not provide fire resistance on its own
  • Big openings where sealant alone is not the tested solution
  • Assessing a building’s fire safety

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think before you book.

How the visit works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes from a few hours to a few days, depending on the number of gaps and the access, including the tidy-up. Somewhere as small as Starling's Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Check risers, ceiling voids and cupboards during building checks
  • File the fire-stopping record where your assessor can find it
  • Tell trades working in the building that fire seals must be put back
  • Plan fire stopping into any work that goes through walls or floors

Do not drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Surface by surface

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. The gap is cleaned of dust first.

Door frames

Frame gaps are usually hidden behind the architrave. We seal any open gap to the product’s tested details before the trim goes back.

Questions from Starling's Green

Do you cover Starling's Green for fire rated sealant?

Yes, Starling's Green is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or email us and let us know what needs doing, and we’ll give you a clear quote.

Is Starling's Green within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How long does fire rated sealant take?

Typically it takes a few hours for a handful of gaps, and longer for a whole building. Larger jobs naturally take longer, and we’ll tell you how long to expect.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

What does intumescent mean?

Intumescent means it swells when heated, helping close the gap. Intumescent sealants are one kind of fire-rated sealant; the right one depends on the gap and what passes through it.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Are you insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

How we quote for fire rated sealant

There’s no set price list. What we look at:

  • Whether there’s mould to deal with
  • The number and length of the joints
  • The product the joint needs
  • How easy the joints are to reach

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Helping us quote

Before you ask for a quote, have a think about:

  • Where the job is, and your postcode
  • If someone has resealed it before
  • A few photos by email, if you can
  • How many joints, rooms or windows are involved

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved.

Common problems we fix in Starling's Green

Door frames are a common weak spot. The architrave hides the gap between frame and wall, so it can be left open when a door is replaced.

The problems people normally mention when they call include:

  • Old fire sealant that has split or come away
  • Gaps flagged on a fire risk assessment
  • Unsealed gaps where pipes and cables go through a wall
  • Open gaps behind door architraves

Schools such as Clavering Primary School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.
