Trusted fire rated sealant in Stocking Pelham

Fire rated sealant in Stocking Pelham, done properly

Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. We are often asked to deal with joints picked up in a fire-stopping survey and holes left by a change of layout, on pipe & cable gaps, door frames and plasterboard & masonry.

Somewhere as small as Stocking Pelham, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. They all have washrooms, kitchens and service openings that need the right sealant.

Every job comes with our one-year guarantee.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Report cracked or damaged seals as soon as you notice them
  • Tell trades working in the building that fire seals must be put back
  • File the fire-stopping record where your assessor can find it
  • Allow for resealing whenever new services are run

Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and get them seen to.

It’s easiest to seal gaps while they’re few and easy to reach. Over time, more work adds more holes.

Different surfaces, different methods

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall for each gap size.

Linear gaps

Gaps along the top of partitions are easy to miss above a ceiling. We seal them along their full length.

Stocking Pelham questions

Do you cover Stocking Pelham for fire rated sealant?

Yes. Our work covers London and the South East, and Stocking Pelham is part of that. Just phone 0345 464 0079 or email us with a few details of the job.

Do you work for landlords with property near Stansted Mountfitchet station?

Yes. We work for letting agents and landlords as well as homeowners. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will send you a clear quote.

Do you provide details of the products used?

Yes. Every gap we seal is listed with the product used.

Do you certify the fire stopping?

We don’t give ratings or certificates for our work. Your specification sets the requirement, and we apply a product tested for it.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.

Do you seal gaps around fire door frames?

Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you work in flats, HMOs and commercial buildings?

Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Tell us how the building is used and we’ll plan around it.

Fire rated sealant in Stocking Pelham: local notes

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

If you look after a church, hall or community building such as Church of St Mary, service openings in its walls need the right fire-rated sealant, as in any building.

When to call us in Stocking Pelham

Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave does not always get resealed.

Most people get in touch when they notice one of these:

  • Standard silicone or caulk in a fire-stopping gap
  • Cracked or shrunken fire-rated sealant
  • Open joints along the top of partitions
  • Damaged fire sealant left by other trades

For landlords with property near Stansted Mountfitchet station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

10 questions to ask before you book

Leave it or put it right?

Sealant is not the fix for every opening. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. If a gap isn’t suitable for sealant, we’ll tell you. Around Stocking Pelham, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, ring 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

How it works

We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. Expect the work to take anything from a few hours to several days, depending on how many gaps there are. Somewhere as small as Stocking Pelham, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can

Advice

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Large holes that need a different fire-stopping system
  • Fire doors that need new seals, closers or hardware
  • Certifying a building or signing off its fire safety

If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.
