Need glazing silicone in Starling's Green?

How the visit works

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes a few hours for most jobs in most cases. Somewhere like Starling's Green needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Preparing for the visit

  • Clear the area around the work

How we handle glazing silicone in Starling's Green

Glass, frames and walls all move at different rates, so the sealant between them does a lot of work. Once it splits or comes away, water finds a way through. We cut it out and reseal with a glazing silicone suited to the joint. We’re often asked to deal with silicone pulling away from the glass and leaks from the base of a shower screen, on conservatory frames, shower screens and glass-to-frame joints.

Mastic can only go onto a dry, clean joint, so window work in Starling's Green is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

All our work is covered by our 12-month guarantee, wherever you are in Essex.

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Keep harsh solvents off the silicone
  • Don’t use a blade near the sealant
  • Open vents or windows to let moisture out
  • Check the silicone on glass every year or so

Keep conservatory gutters clear, so water drains away from the joints. Overflowing gutters can cause leaks of their own.

Act on black or lifting silicone early. Once it starts to peel, water gets behind it and the leak gets worse.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Leave it or put it right?

Resealing cannot fix a failed unit or a cracked panel. We say so plainly and point you to a glazier or roofer. In a small place like Starling's Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What we’re called out for in Starling's Green

New silicone over old silicone will not bond. Many failed joints we see have been topped up rather than cut out leaving a path for water.

The problems people normally mention when they call include:

  • A quick top-up bead that didn’t last
  • Water running down inside the glass
  • Rooflight joints letting water in
  • Leaks where conservatory glass meets the frame

Schools such as Clavering Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What we cannot put right

In fairness, there are a few things sealant will not fix:

  • Cracked or broken glass
  • Failed flashing around a conservatory
  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)

If you’re not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

Questions from Starling's Green

I let a flat near Newport (Essex) station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.

Will you come out to Starling's Green?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Are you fully insured?

Yes, we’re fully insured for domestic and commercial work.

Do you fit new glass or sealed units?

No, our work is the silicone. A glazier replaces glass and units.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.

How long does glazing silicone take?

Most jobs take anything from an hour or two to most of a day, depending on the size of the job. Your quote will say how long we expect yours to take.

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you live in an older home near Church of St Mary and St Clement, the joint between an old wall and a newer frame is usually the first place rain gets in.
