How we handle floor joint sealing in Rosneath
Tiled floors can crack along the grout when there’s no room for movement. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant coloured to suit the grout. Common call-outs are for skirting caulk that keeps splitting and grout used at the floor edge instead of sealant, across thresholds, wet room & bathroom floors and tiled floors.
Around smaller Scottish places like Rosneath, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

FAQs for Rosneath
Do you work for landlords with property near Helensburgh Central station?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Can you do floor joint sealing in Rosneath?
Yes, Rosneath is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Why has a gap opened under my skirting?
Floors and walls move a little with the seasons, and new floors settle. A flexible sealant closes the gap without cracking like caulk.
Where is Mr Mastic based?
We work from Crawley. We cover Rosneath and the rest of Argyll and Bute.
How soon can the floor be mopped?
We give you a cure time for each joint. Feet are generally fine first, then mopping, then heavy wheels in most cases.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned.
How long does the job take?
That depends on the amount of work, but most jobs take a few hours, depending on the length of joint. We will give you a better idea when we quote.
Can you do several jobs on one visit?
Yes, we can. More than one area can be quoted together.
Floor joint sealing around Rosneath
Across Argyll and Bute, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
Community buildings like St Modan’s Parish Church (Rosneath) are part of the picture too: floor and skirting joints in halls and kitchens wear like any others. For site and facilities teams at buildings such as Lomond School, entrance and corridor floor joints take a lot of traffic. If you let a flat or house near Helensburgh Central station, gaps at skirtings and thresholds are worth sealing between tenancies.

What happens on the day
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a morning or an afternoon for most homes, and the area is left clean. Outdoor work around Rosneath depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We start by checking the floor, the joint and what traffic it takes.
- We remove what’s in the joint now.
- The joint is vacuumed clean and backing fitted where needed.

Leave it or put it right?
Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
What you get with us

- Colour picked to suit the job
- An ARBOMaster approved applicator

Thresholds
Two different floors meeting at a threshold move differently. A flexible sealant bridges them.
Tiled floors
Perimeter joints in tiled floors should be sealant, not grout. Grout at the edge is removed and replaced with sealant.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Do not slide heavy items over sealed joints
- Avoid caulk in bathrooms and kitchens
- Get cracks along tile grout lines looked at early
- Don’t paint over silicone
Do not paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.
Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. A sound seal stops that happening.
