- Grout cracking in a straight line across a floor
How we quote for floor joint sealing
Some jobs are bigger than they look, and some smaller. The main factors:
- The old material and how stubborn it is
- Which sealant suits the joint
- Mould in or behind the old joints
- How much there is to do
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
To help us quote quickly, let us know:
- If someone has resealed it before
- Whether it’s a home or a business
- A few photos by email, if you can
- What’s wrong with the joints now
We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or send us an email.
Floor joint sealing for homes and businesses in Ovingdean
Good floor joints come down to the right product and clean, prepared edges. We remove what’s there first, then clean, back and seal the joint. We are often asked to deal with gaps opening between the floor and skirting and grout cracking in a straight line across a floor, on concrete floor joints, tiled floors and skirting boards.
In a village or hamlet like Ovingdean, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

How it works
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours, depending on the length of joint. Somewhere as small as Ovingdean, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We look at the gap and the floor type and agree the right sealant.
- We take out any old caulk, sealant or grout along the line.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- The sealant goes in, chosen for the floor and coloured to suit it.
- We tool the joint neatly and tell you when it can be walked on and cleaned.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Joints and finishes in Ovingdean homes
Floors around Brighton and Hove run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.
Letting a property close to Moulsecoomb station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty. Community buildings like St Wulfran's Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. If you look after a building such as Ovingdean Hall School, entrance and corridor floor joints take a lot of traffic.

Ovingdean questions
I let a flat near Moulsecoomb station. Can you help?

That depends on the sealant. Some products have a noticeable smell, others very little.
Where is Mr Mastic based?
We are a Crawley-based firm. We work across South East England, London and Scotland.
Are you insured?
Yes. Mr Mastic is fully insured.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
How long does floor joint sealing take?
That depends on how much there is to do, but as a guide it takes a few hours, depending on the length of joint. We’ll tell you when we quote.
Aftercare tips
Looking after new joints is easy:
- Mark off resealed joints in warehouses
- Sweep along the edges of the floor
- Keep caulk for dry, still joints only
- Walk round the room once a year and look at the edges
Follow the cure time before walking on or cleaning the joint. Feet are normally fine before mopping or wheeled traffic.
In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.
Why act early in Ovingdean
Filling a skirting gap with caulk looks fine at first, so the gap reappears. A flexible sealant moves with the floor. Where a wall is exposed, as many are in small places like Ovingdean, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.
