How we handle floor joint sealing in Old Chiswick

In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. Each is resealed with a floor-joint product suited to what runs over it. We work on skirting boards, thresholds and tiled floors, and the jobs we see most are gaps opening between the floor and skirting and open joints that fill with dirt.

Shops, offices and commercial units across London have hard-wearing floors with movement joints that need resealing as they wear, and new homes need their plot mastic finished properly before handover, in Old Chiswick and beyond.

Each job carries a 12-month guarantee, large or small.

Common problems we fix in Old Chiswick

Wheels crossing an unfilled concrete joint chip its edges. Pallet trucks and trolleys knock the edges away until the joint widens.

It’s worth asking for a quote if you see:

  • Tiled floors with no room to move
  • Threshold joints that have opened or worn
  • Open joints that fill with dirt
  • Open gaps along the bottom of skirting boards

As a London address, Old Chiswick can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Questions to ask before you book

Floor joint sealing around Old Chiswick

Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal. Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent.

If you look after a church, hall or community building such as St. Nicholas Church, joints in its floors, skirtings and thresholds need resealing as they wear. Rented homes near Chiswick station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.

Thresholds

A threshold is where floors and frames meet. A flexible sealant suits both floor finishes.

Wet room and bathroom floors

Bathroom floor edges get wet at every clean. A flexible seal stops water running into the gap.

Why it’s worth doing now in Old Chiswick

Dirt builds up in open joints and makes the floor look worn. A neat sealed joint is easier to clean and look tidier. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Old Chiswick, the repair is bigger than a sealant job.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

What you get with us

  • Colour picked to suit the job
  • White, clear, grey or another colour, product permitting
  • More than 20 years in sealant work
  • Old sealant always removed completely

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. Most jobs take a few hours for most rooms, longer for large commercial floors. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We look at the gap and the floor type and agree the right sealant.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any previous sealing or DIY attempts
  • Move anything stored near the joints
