- Skirting caulk that keeps splitting
- Skirting that has pulled away from the floor
Floor joint sealing in Maryhill Park
Gaps along the bottom of skirting are common in new and older homes alike. Decorators’ caulk usually cracks where there’s movement, so we use a flexible sealant that moves with the floor. We are often asked to deal with grout cracking in a straight line across a floor and threshold joints that have opened or worn, on concrete floor joints, wet room & bathroom floors and tiled floors.
In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. In Maryhill Park, we cover those floor joints as well as plot mastic for developers.
You get a one-year guarantee, the same in Maryhill Park as everywhere else we work.

Maryhill Park: your questions answered
What guarantee comes with floor joint sealing in Maryhill Park?
All our work, in Maryhill Park and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Is Maryhill Park in your area for floor joint sealing?
Yes. We work across all of Scotland, and Maryhill Park is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.
My floor grout keeps cracking in a line. Can you help?
In many cases, yes. We replace the grout along a suitable line with flexible sealant. Loose or cracked tiles need a tiler first.
Why not just use caulk?
Caulk is fine for dry joints that do not move, but it cracks where there’s movement or water. We use a flexible sealant for most skirting and floor joints.
Will I be able to paint over the new joint?
If you tell us beforehand, yes. We use a paintable flexible sealant on joints you plan to paint and wet areas get silicone.
How much does floor joint sealing cost in Maryhill Park?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.
Why has a gap opened under my skirting?
Movement from drying timber and settling floors. Caulk tends to crack; a flexible sealant doesn’t.

New homes and floors in Maryhill Park
Floors around Glasgow run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
Managing a site like John Paul Academy? Then floor and threshold joints in busy corridors wear quickly and are best resealed early. Letting a property close to Maryhill station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.

What we can’t put right
We will not take on work that will not last, so here’s what sealant cannot put right:
- Tiles that have lifted or broken
- Failed waterproofing under a wet room floor
- Movement too big for a sealant joint
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

How we quote for floor joint sealing
We quote each job individually. These are the things that affect it:
- When we can work, for business premises
- Mould in or behind the old joints
- The old material and how stubborn it is
- How many areas need sealing
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
You do not need to know the technical terms. Just tell us:
- If it’s domestic, commercial or a hotel
- Where the job is, and your postcode
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
We quote each job on its own, so the first step is telling us about yours. Simply send an email to info@mrmastic.co.uk and describe the job and send photos if you have them.
How the job changes by surface
Concrete floor joints
We clean concrete joints out thoroughly before sealing, vacuuming them clean. We fit backing where needed.
Skirting boards
If the skirting is painted, a paintable flexible sealant works well. Where water is involved, silicone is the better choice.
The process
There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for most rooms, longer for large commercial floors for a typical job. Parking in city streets around Maryhill Park can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- The room is cleared along the joints so we can reach them.
- We take out the cracked caulk, grout or old sealant.
- We clean and dry the edges of the joint.
- We apply a flexible sealant suited to the floor and tooled.
- We check the joints and explain the aftercare.
Getting ready for the visit
- Tell us if parking is tricky
- Mention any leaks or damp you’ve noticed
- For indoor joints, keep the area dry beforehand if you can
Getting a quote
For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we’ll talk you through the work.
Advice
Looking after it afterwards
So the new joints stay in good condition:
- Sweep along the edges of the floor
- Avoid caulk in bathrooms and kitchens
- Get cracks along tile grout lines looked at early
- Use furniture pads near skirting
Avoid flooding the floor when you clean. Less water at the edges helps the joints last.
Sealing a gap while it’s small is a quick job. Ignored, they fill with dirt and open further and are harder to clean out.
Can I do it myself?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
