Floor joint sealing for Little London homes and businesses

Floor joint sealing for homes and businesses in Little London

Floor joint sealing is mostly about choosing the right product and preparing the joint. We remove what’s there first, the joint is cleaned and backed where needed, then the new sealant goes in. We work on commercial floors, wet room & bathroom floors and tiled floors, and the jobs we see most are skirting caulk that keeps splitting and tiled floors with no room to move.

For a small place like Little London, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

We stand behind the work with a 12-month guarantee.

What sealant work can’t fix

To be straight with you, some problems need a different trade:

  • Floors that are uneven or need levelling
  • Large cracks that need a surveyor
  • Tiles that have lifted or broken

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before you book.

What we seal

  • Skirting boards
  • Thresholds
  • Wet room & bathroom floors
  • Tiled floors
  • Commercial floors
  • Concrete floor joints

For landlords and businesses

We also work for property managers and facilities teams in Little London and across Hampshire. Several sites can be quoted together, and we are fully insured.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Why deal with it now?

Floor joints left open collect dirt that’s hard to clean out, and they look untidy. A neat sealed joint is easier to clean and look tidier. In a small place like Little London, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Why us?

  • We’re fully insured
  • Over 20 years’ experience
  • Experience in homes, commercial sites and hotels
  • We never seal over old sealant

Little London questions

Do you cover smaller places like Little London?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Andover station?

Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

Do you seal floor joints in bathrooms and kitchens?

Yes. The old joint comes out and a flexible silicone replaces it in a colour to suit.

Can grout be replaced with sealant on a tiled floor?

Often, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant in a matching colour. Loose or cracked tiles need a tiler first.

Can you use decorators’ caulk instead?

Caulk is fine for dry joints that do not move, but it splits where the joint moves or gets wet. For most floor joints, we use a flexible sealant.

How long does the job take?

It depends on the size of the job, but as a guide it takes a few hours, depending on the length of joint. We’ll tell you when we quote.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Are you fully insured?

Yes. We are fully insured for domestic and commercial work.

How we quote for floor joint sealing

Jobs vary more than people expect. What affects the quote:

  • Whether there’s mould to deal with
  • The type of sealant required
  • The old material and how stubborn it is
  • The number and length of the joints

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • Whether it’s a home or a business
  • The address or postcode of the job
  • If someone has resealed it before
  • Access, such as stairs, a lift or height

Want a quote for floor joint sealing? Please ring 0345 464 0079 or email us with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

Do you need floor joint sealing in Little London?

New floors settle once they’re in use. Gaps at the edges appear in the first year or so, and rigid fillers crack.

Signs it’s time to call us include:

  • Rigid edge joints in tiled floors
  • Worn sealant at door thresholds
  • Cracked caulk along skirting in bathrooms and kitchens
  • Open gaps along the bottom of skirting boards

Letting a property close to Andover station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.

What to look for in a quote

  • Who does the work, and how experienced they are
  • What the quote includes, VAT included or not
  • How the joint is cleaned and prepared
  • What the cure time is

Community buildings like Christ Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others. Managing a site like Smannell and Enham Church of England (Aided) Primary School? Then entrance and corridor floor joints take a lot of traffic.

How the visit works

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes a few hours for most rooms, longer for large commercial floors. Somewhere as small as Little London, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us if parking is tricky
  • Let us know about stairs, lifts or work at height

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
