Floor joint sealing in Lionel: local notes
Floors around Na h-Eileanan Siar run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
Around Lionel, as everywhere, floor joint sealing is only as good as the preparation behind it.

Floor joint sealing in Lionel
Thresholds are where two floors, or a floor and a door, meet. We use a flexible product that suits both floors so the joint stays neat. Common call-outs are for caulk that has cracked where the floor moves and gaps opening between the floor and skirting, on wet room & bathroom floors, tiled floors and skirting boards.
Work in a place like Lionel is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

When to call us in Lionel
Wheels crossing an unfilled concrete joint chip its edges. Hard wheels damage the joint edges until the joint widens.
People usually contact us when they notice something like this:
- Grout used at the floor edge instead of sealant
- Failed joint filler in concrete floors
- Dirt and water collecting in open floor joints
- Gaps opening between the floor and skirting
For site and facilities teams at buildings such as Lionel School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

What else we do in Lionel
What affects the cost of floor joint sealing
We do not publish a price list, because no two jobs are the same. The quote depends on:
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
- Which sealant suits the joint
- Any mould that needs treating
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
What to tell us for a quote
Photos help, but a description is a good start. Try to tell us:
- How we’d reach the joints
- Any previous sealing or DIY work
- Where the property is
- If it’s domestic, commercial or a hotel
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, drop us a line at info@mrmastic.co.uk.
Lionel questions
Is there a guarantee on floor joint sealing in Lionel?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Will you come out to Lionel?
Yes, Lionel is covered. Our work covers the whole of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
Can you add a movement joint to a tiled floor?
Often, yes. A crack along a grout line often means the floor needs room to move. We replace that grout with a flexible joint.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Can new sealant go over the old?
No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.
Will it make a mess?
No. The area is protected while we work and cleaned up afterwards.
Can you reseal concrete floor joints in an industrial unit?
Yes, from warehouses and units to offices and shops. We can plan around your opening times, and out-of-hours work can be arranged.
How to look after the new joints
Aftercare is simple:
- Vacuum floor joints regularly to stop grit building up
- Do not fill floor joints with caulk where they move or get wet
- Walk round the room once a year and look at the edges
- Do not paint over silicone
Keep off the joint for the time we give you. Feet are usually fine before mopping or wheeled traffic so we’ll give you each time.
A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier.
When something else is needed
Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:
- Leaks from a failed tanking system
- Tiles that have lifted or broken
- Cracked or broken concrete slabs
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.
Joints and surfaces we work on
- Concrete floor joints
- Tiled floors
- Commercial floors
- Skirting boards
- Thresholds
- Wet room & bathroom floors
How it works
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours, depending on the length of joint and we leave things clean and tidy. Outside jobs in Lionel need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- We apply the sealant in a colour that suits the floor.
- The joint is tooled neatly and the cure time explained.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Let us know about parking restrictions
- Plan for the work area to be out of bounds to pets and children

What the job involves on each surface
Wet room and bathroom floors
Mop water gets into any open joint at the edge of a bathroom floor. A neat silicone joint keeps it out.
Skirting boards
On painted skirting, we can use a flexible sealant that takes paint. Where water is involved, silicone is the better choice.
Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.
