Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Concrete floor joints

Sawn joints in concrete floors control where it cracks. We reseal them with a floor-joint product suited to the traffic.

Thresholds

A threshold is where floors and frames meet. A flexible sealant suits both floor finishes.

How it works

Before we leave, we go over the finished joints with you. The visit itself generally takes a morning or an afternoon for most homes, depending on the amount of work. In a small place like Iver, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. The room is cleared along the joints so we can reach them.
  2. We take out the cracked caulk, grout or old sealant.
  3. Edges are cleaned and dried.
  4. A flexible sealant suited to the floor is applied.
  5. Finally, we check the work and talk you through aftercare.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about earlier repairs to the joints
  • Where the joints are inside, avoid wetting them before we arrive

Advice

What floor joint sealing looks like in Iver

Across Buckinghamshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal.

For landlords with property near Iver station, a tidy floor and skirting joint helps a rental look ready for the next tenant. If you look after a building such as Iver Village Infant School, entrance and corridor floor joints take a lot of traffic.

When to call us in Iver

Concrete floor joints break down when traffic runs over open or failed joints. Hard wheels damage the joint edges and the joint gets wider.

The problems people usually mention when they call are:

  • Rigid edge joints in tiled floors
  • Failed joint filler in concrete floors
  • Tiled floors with no room to move
  • Gaps opening between the floor and skirting

If you look after a church, hall or community building such as Church of St Peter, floor and skirting joints in halls and kitchens wear like any others.

What your quote should include

  • Whether you can choose the colour
  • Whether VAT is included
  • The length of the guarantee
  • How the joint is cleaned and prepared

Our hiring checklist

Why act early in Iver

The right product depends on the floor and the traffic: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Using the wrong one is why many floor joints fail. Where a wall is exposed, as many are in small places like Iver, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Iver questions

Is Iver in your area for floor joint sealing?

Yes, Iver is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we will give you a clear quote.

Can you help a landlord with a rental near Iver station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.

Why has a gap opened under my skirting?

Floors shrink and settle, especially in the first year or two and through the heating season pulls the skirting and floor apart. Caulk tends to crack; a flexible sealant does not.

How long does floor joint sealing take?

That depends on the amount of work, but as a guide it takes a few hours for most rooms, longer for large commercial floors. We’ll give you a better idea when we quote.

Do you seal warehouse floor joints?

Yes. Concrete floor joints in warehouses and units are part of our work. The product is chosen for the traffic the floor takes.

When can I walk on the floor?

You’ll get the times before we go. It depends on the sealant, and light foot traffic is normally fine before wet cleaning or wheels.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Is the work guaranteed?

Yes: twelve months. If anything is not right with the work within the year, let us know and we’ll sort it.

What affects the cost of floor joint sealing

There’s no set price list, because jobs vary so much. The quote depends on:

  • Mould in or behind the old joints
  • The product the joint needs
  • How much there is to do
  • When we can work, for business premises

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Roughly how big the job is
  • Whether it’s a home or a business
  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
