Floor & skirting joints in Ham, Kent

Our applicators work in Ham on sealing skirting-to-floor joints, tiled floor movement joints and concrete floor joints. Old material cut out, joints cleaned and sealed neatly.

  • Concrete floor joints that have broken down
  • Gaps at thresholds between rooms
  • Skirting that has pulled away from the floor

Floor joint sealing for Ham homes and businesses

How to look after the new joints

To keep the joints looking good and working properly:

  • Don’t slide heavy items over sealed joints
  • Keep floor cleaning water to a minimum at the edges
  • Check skirting joints after the heating season
  • Keep caulk for dry, still joints only

Check the joints after the first winter. If anything has opened, it’s easy to reseal before they spread.

A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier and stops it getting worse.

Floor joint sealing in Ham, done properly

Concrete floors in warehouses and units have joints that take heavy wear. Each is resealed with a floor-joint product suited to what runs over it. If you are dealing with caulk that has cracked where the floor moves and open joints that fill with dirt, we can put it right, on tiled floors, wet room & bathroom floors and commercial floors alike.

Around Ham, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We also work for property managers and facilities teams. Several sites can go on one quote.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours, depending on the length of joint from start to finish. Somewhere like Ham needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at the gap and the floor type and agree the right sealant.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit
  • Mention any tricky access

What happens if it’s left?

Putting new grout into a crack that keeps reappearing does not last. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. Where a wall is exposed, as many are in small places like Ham, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What the job involves on each surface

Commercial floors

Washroom and kitchen floors in commercial buildings need sound edge joints. We reseal them with a sealant suited to wet areas.

Tiled floors

The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. We rake out any grout there and reseal.

Common questions in Ham

Will you come out to Ham?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Sandwich station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

Where are you based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Can new sealant go over the old?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all.

Can grout be replaced with sealant on a tiled floor?

Often, yes, at the edges and along suitable lines. We remove the grout and seal the line with flexible sealant.

How long does floor joint sealing take?

A typical job takes a few hours, depending on the length of joint, including the preparation. We’ll confirm how long when we quote.

Can sealant along the skirting be painted?

If you tell us beforehand, yes. We use a paintable flexible sealant on joints you plan to paint.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Cracked or broken concrete slabs
  • Subfloor problems that need a flooring contractor
  • Movement too big for a sealant joint

If you are not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer before booking.

What we seal

  • Thresholds
  • Wet room & bathroom floors
  • Commercial floors
  • Concrete floor joints

Floor joint sealing in Ham: local notes

Floors around Kent run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

If you look after a church, hall or community building such as Church of St George, joints in its floors, skirtings and thresholds need resealing as they wear. For site and facilities teams at buildings such as Worth Primary School, floor and threshold joints in busy corridors wear quickly and are best resealed early. If you let a flat or house near Sandwich station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
