Floor joint sealing in Great Thorness

Floor joint sealing in Great Thorness, done properly

Good floor joints come down to the right product and clean, prepared edges. Old caulk, grout or failed sealant comes out first, then clean, back and seal the joint. Common call-outs are for open gaps along the bottom of skirting boards and concrete floor joints that have broken down, on tiled floors, commercial floors and concrete floor joints.

Work in a small place like Great Thorness just needs the journey and access planning, and once on site, the job is the same as anywhere.

Big or small, it’s backed by our 12-month guarantee.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Vacuum floor joints regularly to stop grit building up
  • Keep caulk for dry, still joints only
  • Get cracks along tile grout lines looked at early
  • Keep heavy wheels off new concrete joints until cured

Check the joints after the first winter. If anything has opened, it’s easy to reseal early on.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What happens if it’s left?

Open joints along wet floors let water into the subfloor and behind skirting. Dealing with it early keeps the repair to the joint. Where a wall is exposed, as many are in small places like Great Thorness, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or send us an email.

What affects the cost of floor joint sealing

There’s no set price list, because no two jobs are the same. What we look at:

  • Any working-time requirements on site
  • The size of the job
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove

The cost depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

Helping us quote

When you call or email, these details help:

  • What’s wrong with the joints now
  • How we’d reach the joints
  • If someone has resealed it before
  • If it’s domestic, commercial or a hotel

If you’re in Great Thorness and need floor joint sealing, call 0345 464 0079 or drop us an email. Tell us what the problem is and where, and we’ll agree the price before any work begins.

Do you need floor joint sealing in Great Thorness?

Caulk is the usual filler for skirting. It cracks where there’s movement or water so the gap reappears.

It’s worth asking for a quote if you see:

  • Grout used at the floor edge instead of sealant
  • Skirting that has pulled away from the floor
  • Cracked caulk along skirting in bathrooms and kitchens
  • Tiled floors with no room to move

Around Great Thorness, as everywhere, floor joint sealing is only as good as the preparation behind it.

What your quote should include

  • How long the guarantee is
  • Whether you can choose the colour
  • Who turns up on the day
  • Whether all the old sealant comes out first

Great Thorness questions

Is Great Thorness in your area for floor joint sealing?

Yes, Great Thorness is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job.

Do you cover smaller places like Great Thorness?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

What causes gaps between the floor and skirting?

Floors shrink and settle, especially in the first year or two and through the heating season opens the gap. Caulk tends to crack; a flexible sealant doesn’t.

Will there be a smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Can you reseal concrete floor joints in an industrial unit?

Yes, including warehouses, units, shops and offices. We can plan around your opening times, and out-of-hours work can be arranged.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Where are you based?

Our base is in Crawley, and we work across South East England, London and Scotland.

What we cannot put right

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Subfloor problems that need a flooring contractor
  • Water getting under the tiles from elsewhere
  • Cracked or broken concrete slabs

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before you book.

Surfaces we seal

  • Tiled floors
  • Wet room & bathroom floors
  • Skirting boards
  • Commercial floors
  • Thresholds
  • Concrete floor joints

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a morning or an afternoon for most homes and we leave things clean and tidy. Somewhere like Great Thorness needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about parking restrictions
  • Try not to wet indoor joints just before the visit
