Common questions in Glengarnock

Do you work for landlords with property near Glengarnock station?

Yes. We work for letting agents and landlords as well as householders. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Glengarnock?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you seal kitchen plinths to the floor?

Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone.

Why does the gap under my skirting keep coming back?

Floors and walls move a little with the seasons, and new floors settle. A flexible sealant closes the gap without cracking like caulk.

Why not just use caulk?

Not where the floor moves or gets wet. Caulk cracks as the floor moves and the gap reopens. A flexible sealant lasts longer there.

How soon can the floor be mopped?

You’ll get the times before we go. That depends on the product, and walking on it usually comes before mopping or wheeled traffic.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Floor joint sealing in Glengarnock

Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. We seal skirting gaps, tiled floor movement joints and concrete floor joints. We work on tiled floors, commercial floors and concrete floor joints, and common reasons people get in touch are concrete floor joints that have broken down and dirt and water collecting in open floor joints.

Around smaller Scottish places like Glengarnock, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Keep caulk for dry, still joints only
  • Avoid sloshing water against skirting
  • Walk round the room once a year and look at the edges
  • Have a cracking tiled floor checked before tiles break

Keep off the joint for the time we give you. Light foot traffic is generally fine sooner than wet cleaning or wheels.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. A sound seal stops that happening.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

What affects the quote in Glengarnock

There’s no set price list, because jobs vary so much. What we look at:

  • How many rooms, windows or areas are involved
  • How easy the joints are to reach
  • Any working-time requirements on site
  • Which sealant suits the joint

Doing several joints on one visit generally makes better use of the time than several visits. We’ll give you a clear quote for the lot.

What to tell us for a quote

To make quoting easier, let us know:

  • Access, such as stairs, a lift or height
  • The address or postcode of the job
  • How many joints, rooms or windows are involved
  • Pictures of the joints, sent by email

We quote each job on its own, so the first step is telling us about yours. Simply send an email to info@mrmastic.co.uk and describe the job.

Landlord and commercial work in Glengarnock

If you manage several properties in or around Glengarnock, several properties can go on one quote. Send us the addresses and the work at each.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

When it isn’t the sealant

New sealant can’t fix everything, and we’ll tell you before we start. Sealant will not put right:

  • Damaged concrete that needs breaking out and repairing
  • Movement too big for a sealant joint
  • Loose, hollow or cracked tiles, which need a tiler

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Wet room & bathroom floors
  • Concrete floor joints
  • Commercial floors
  • Thresholds
  • Tiled floors
  • Skirting boards

What the job involves on each surface

Tiled floors

Tiled floors need movement joints at edges and across large areas. We replace grout with flexible sealant along the right lines coloured to suit.

Concrete floor joints

Sawn joints in concrete floors control where it cracks. We reseal them with a floor-joint product suited to the traffic.

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a morning or an afternoon for most homes, depending on the size of the job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

How to prepare

  • Let us know about parking restrictions
  • Mention any leaks or damp you’ve noticed
  • Mention any sign-in or site rules at work premises

Advice

Joints and finishes in Glengarnock homes

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Floors around North Ayrshire run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal.

For buildings such as Kilbirnie Auld Kirk, joints in its floors, skirtings and thresholds need resealing as they wear. For landlords with property near Glengarnock station, a tidy floor and skirting joint helps a rental look ready for the next tenant.
