Floor joint sealing in Eton, done properly

Where skirting is painted, we can use a flexible sealant that takes paint. For bathrooms and kitchens, silicone is normally the better choice, which is not made to be painted. Typical jobs include caulk that has cracked where the floor moves and open joints that fill with dirt, on wet room & bathroom floors, commercial floors and tiled floors.

Somewhere as small as Eton, new homes tend to be conversions, self-builds or a few houses rather than an estate. Each still needs its sealant and floor joints finished properly.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

What floor joint sealing looks like in Eton

Across Windsor and Maidenhead, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal.

If you let a flat or house near Windsor & Eton Riverside station, a tidy floor and skirting joint helps a rental look ready for the next tenant. For buildings such as Church of Saint John the Evangelist, joints in its floors, skirtings and thresholds need resealing as they wear. If you look after a building such as Eton Porny CofE First School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

What happens if it’s left?

Floor joints left open collect dirt that’s hard to clean out. A neat sealed joint is easier to clean. Around Eton, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Eton: your questions answered

Can you do floor joint sealing in Eton?

Yes. Our work covers London and the South East, and Eton is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we will send you a clear quote.

Can you help a landlord with a rental near Windsor & Eton Riverside station?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before work begins.

Why has a gap opened under my skirting?

Floors shrink and settle, especially in the first year or two and through the heating season. Rigid fillers split, so we use a flexible sealant.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Can sealant along the skirting be painted?

If you tell us beforehand, yes. We use a paintable flexible sealant on joints you plan to paint.

Is the work guaranteed?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.

How long before the joint can take traffic?

We’ll tell you before we leave. It depends on the sealant, and light foot traffic is generally fine before wet cleaning or wheels.

What affects the cost of floor joint sealing

The quote reflects the job in front of us. We look at:

  • Whether there’s mould to deal with
  • Any working-time requirements on site
  • How easy the joints are to reach
  • The product the joint needs

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or drop us an email and we’ll talk you through it.

What we need to know

What to tell us when you ask for a quote:

  • Where the job is, and your postcode
  • The problem you’ve noticed
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel

Getting a quote is simple: tell us what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we will come back to you with a quote.

Different surfaces, different methods

Tiled floors

Tiled floors need movement joints at edges and across large areas. We replace grout with flexible sealant along the right lines.

Commercial floors

Commercial floors take more traffic than most homes. We talk through the traffic and choose a sealant suited to it.

What we do, step by step

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for most rooms, longer for large commercial floors. For a village or hamlet like Eton, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any sign-in or site rules at work premises

Advice

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Lift furniture rather than dragging it across joints
  • Don’t fill floor joints with caulk where they move or get wet
  • Keep heavy wheels off new concrete joints until cured
  • Keep dirt out of the joints

Check the joints after the first winter. Small gaps at the ends can be touched up.

Cracks along tile grout lines come back unless the movement is dealt with. A flexible joint added early helps protect the tiles themselves.

Landlord and commercial work in Eton

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
