Good floor joints come down to the right product and clean, prepared edges. We remove what’s there first, the joint is cleaned and backed where needed, then the new sealant goes in. Typical jobs include concrete floor joints that have broken down and gaps between floors and kitchen plinths, on concrete floor joints, commercial floors and wet room & bathroom floors.

Signs you need floor joint sealing in Dunkirk

Timber floors and skirting shrink and swell through the year. In winter, with the heating on, timber dries and gaps open and they change again in summer.

Look out for these signs:

  • Gaps at thresholds between rooms
  • Failed joint filler in concrete floors
  • Floor edges that trap water and grime
  • Grout cracking in a straight line across a floor

For buildings such as Christ Church, joints in its floors, skirtings and thresholds need resealing as they wear.

What to look for in a quote

  • How much experience the applicator has
  • How the joint is cleaned and prepared
  • How the colour is chosen
  • Whether the sealant suits the joint

10 questions to ask before you book

How it works

At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes a morning or an afternoon for most homes, depending on the size of the job. For a village or hamlet like Dunkirk, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Before we arrive

  • Clear the area around the work
  • Tell us about any water getting in
  • Let us know about earlier repairs to the joints

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Mark off resealed joints in warehouses
  • Act on grout cracks that run in a straight line
  • Keep dirt out of the joints
  • Walk round the room once a year and look at the edges

Keep off the joint for the time we give you. Feet are generally fine before mopping or wheeled traffic, and we will tell you both.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Different surfaces, different methods

Wet room and bathroom floors

Floor joints in bathrooms take water every day. We seal them with anti-fungal sanitary silicone that keeps water out.

Skirting boards

Skirting pulls away from the floor as floors shrink and settle. A flexible sealant closes the gap without cracking.

Floor joint sealing in Dunkirk: local notes

Floors around Kent run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

Leave it or put it right?

Water that gets past a floor joint can damage the floor beneath. Dealing with it early keeps the repair to the joint. Where a wall is exposed, as many are in small places like Dunkirk, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.

FAQs for Dunkirk

Do you cover Dunkirk for floor joint sealing?

Yes. We work across London and the South East, and Dunkirk is part of that. You can phone 0345 464 0079 or email us and tell us what needs doing.

Can you help a landlord with a rental near Selling station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before any work starts.

Can I choose the sealant colour?

We help you choose a colour that suits. The product needed can limit the range.

Are you fully insured?

Yes. We are fully insured, and we have been doing sealant work for more than 20 years.

Do you use a paintable sealant?

Where the skirting will be painted, we can use a flexible sealant that takes paint. Silicone is not made to be painted, so it’s kept for wet areas and unpainted joints.

When can I walk on the floor?

That varies with the sealant and the room. We give you the times for walking, cleaning and traffic when we finish.

My floor grout keeps cracking in a line. Can you help?

Often, yes, where it suits the floor. We remove the grout and seal the line with flexible sealant, giving the floor room to move.

Is there a guarantee?

Yes. Every job comes with our 12-month guarantee.
