Floor joint sealing for Cluny homes and businesses

How we handle floor joint sealing in Cluny

Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, then clean, back and seal the joint. If you have gaps at thresholds between rooms and open joints around bathroom floor edges, we can put it right.

Around smaller Scottish places like Cluny, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

Big or small, it’s backed by our 12-month guarantee in Cluny and across Fife.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Aftercare tips

So the new joints stay in good condition:

  • Avoid caulk in bathrooms and kitchens
  • Use furniture pads near skirting
  • Vacuum floor joints regularly to stop grit building up
  • Act on grout cracks that run in a straight line

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Cone off the area if needed.

Once concrete joint edges start to break, wheels make it worse. Early resealing helps keep the joint intact and the surface smoother.

Joints and finishes in Cluny homes

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Across Fife, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

If you look after a building such as Kirkcaldy High School, entrance and corridor floor joints take a lot of traffic. If you let a flat or house near Cardenden station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Cluny is about 3 miles north-west of Kirkcaldy, in Fife. Across the KY2 area, our applicators can take on floor joint sealing. We cover 133 towns and villages across Fife, large and small. Our Edinburgh page covers work nearby, about 14 miles away.

All of KY2 is within our area for floor joint sealing. We also cover Cardenden (1 mile west), Bowhill (1 mile west), Dundonald (2 miles south-west), Kinglassie (2 miles north) and Auchterderran (2 miles west). Within a short drive, we also cover Dunfermline (10 miles south-west), Kirkcaldy (3 miles south-east), Glenrothes (4 miles north-east), Leven (9 miles north-east), Cowdenbeath (6 miles south-west) and Dysart (4 miles east).

The process

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours, depending on the length of joint from start to finish. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access
  • Tell us if parking is tricky

Advice

Different surfaces, different methods

Tiled floors

The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. Grout at the edge is removed and replaced with sealant.

Wet room and bathroom floors

Mop water gets into any open joint at the edge of a bathroom floor. A neat silicone joint keeps it out.

Work for landlords, hotels and businesses

We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

Honest limits

New sealant can’t fix everything, and we will tell you before any work starts. It won’t solve:

  • Damaged concrete that needs breaking out and repairing
  • Water getting under the tiles from elsewhere
  • Movement too big for a sealant joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Your questions about floor joint sealing in Cluny

Will you come out to Cluny?

Yes, Cluny is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Cardenden station?

Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Will there be a smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Do you have insurance?

Yes, we’re fully insured for every job we do.

Can I choose the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before any work starts.

Can grout be replaced with sealant on a tiled floor?

Often, yes. We replace the grout along a suitable line with flexible sealant coloured to suit. If tiles are loose, that needs fixing first.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Why has a gap opened under my skirting?

It’s normally the floor moving: heating drying the timber, or a filler that’s too rigid. A flexible sealant stays closed as the floor moves.
