Floor joint sealing in Buckpool

How it works

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours, depending on the length of joint. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. The room is cleared along the joints so we can reach them.
  2. Old material is removed from the joint.
  3. Edges are cleaned and dried.
  4. A flexible sealant suited to the floor is applied and smooth it.
  5. Finally, we check the work and talk you through aftercare.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions
  • Mention if the joints have been sealed before

Advice

Floor joint sealing for homes and businesses in Buckpool

Large tiled floors, and those over underfloor heating, often need movement joints. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant in a matching colour. If you have open joints that fill with dirt and grout used at the floor edge instead of sealant, we can put it right, whatever the surface.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Big or small, it’s backed by our 12-month guarantee.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Check the sealant is paintable before decorating
  • Avoid sloshing water against skirting
  • Don’t slide heavy items over sealed joints
  • Keep dirt out of the joints

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Cone off the area if needed until it’s ready.

A gap under the skirting collects dust and lets draughts through. Sealing it early keeps the room cleaner and stops it getting worse.

What the job involves on each surface

Skirting boards

Skirting pulls away from the floor as floors shrink and settle. A flexible sealant closes the gap without cracking in a colour to suit.

Concrete floor joints

Concrete floors have sawn or formed joints to control cracking. They’re resealed with a product chosen for what runs over them.

What we are called out for in Buckpool

Decorators’ caulk is often used along skirting because it’s cheap and paintable. It cracks where there’s movement or water.

Look out for any of the following:

  • Cracked caulk along skirting in bathrooms and kitchens
  • Skirting that has pulled away from the floor
  • Gaps between floors and kitchen plinths
  • Failed joint filler in concrete floors

In and around Buckpool, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

What to look for in a quote

  • Is the old sealant removed completely?
  • What guarantee comes with the work
  • What happens if they find a problem under the old sealant
  • What preparation is included

10 questions to ask before you book

Your questions about floor joint sealing in Buckpool

Is Buckpool within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is floor joint sealing in Buckpool guaranteed?

All our work, in Buckpool and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Can you do several jobs on one visit?

Yes, we can. More than one area can be quoted together.

Is caulk good enough for skirting?

Caulk is fine for dry joints that do not move, but it cracks where there’s movement or water. We use a flexible sealant for most skirting and floor joints.

How long before the joint can take traffic?

It depends on the product and the conditions. We give you the times for walking, cleaning and traffic when we finish so there’s no guesswork.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Where do you work from?

Our base is in Crawley, and we work across South East England, London and Scotland.

New homes and floors in Buckpool

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Floors around Moray run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

If you look after a church, hall or community building such as Church Of Scotland, joints in its floors, skirtings and thresholds need resealing as they wear.

Work for landlords, hotels and businesses

If you manage several properties in or around Buckpool, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What affects the cost of floor joint sealing

Call for a quick quote. What matters most is:

  • Whether the work is at height
  • The amount of work
  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.
