Trusted floor joint sealing in Keith

Floor joint sealing for homes and businesses in Keith

Thresholds are where two floors, or a floor and a door, meet. We use a flexible product that suits both floors in a colour to suit. We work on wet room & bathroom floors, skirting boards and thresholds, and the jobs we see most are cracked caulk along skirting in bathrooms and kitchens and gaps between floors and kitchen plinths.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

What happens on the day

On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work begins. The work normally takes a few hours for most rooms, longer for large commercial floors. Outside jobs in Keith need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Keep caulk for dry, still joints only
  • Mark off resealed joints in warehouses
  • Don’t slide heavy items over sealed joints
  • Check the sealant is paintable before decorating

Avoid flooding the floor when you clean. Less water at the edges helps the joints last.

Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact and the floor safer.

Keith questions

Is Keith within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Keith station?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

Do you guarantee your work?

Yes. Each job is guaranteed for twelve months, wherever you are.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Why has a gap opened under my skirting?

Generally it’s movement: heating drying the timber, or a filler that is too rigid. A flexible sealant stays closed as the floor moves.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

How much does floor joint sealing cost in Keith?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before work begins.

Different surfaces, different methods

Tiled floors

Perimeter joints in tiled floors should be sealant, not grout. We rake out any grout there and reseal.

Concrete floor joints

We clean concrete joints out thoroughly before sealing, vacuuming them clean. Backing goes in where the depth needs controlling.

Floor joint sealing in Keith: local notes

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Across Moray, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

Community buildings like St Rufus Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others. If you look after a building such as Keith Grammar School, entrance and corridor floor joints take a lot of traffic. For landlords with property near Keith station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

What we can’t put right

In fairness, there are a few things sealant won’t fix:

  • Subfloor problems that need a flooring contractor
  • Failed waterproofing under a wet room floor
  • Large cracks that need a surveyor

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Commercial floors
  • Skirting boards
  • Thresholds
  • Wet room & bathroom floors
  • Tiled floors

What happens if it’s left?

Floor joints left open collect dirt that’s hard to clean out, and they look untidy. A neat sealed joint is easier to clean. Around Keith, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
