Floor joint sealing near Breach

Surface by surface

Wet room and bathroom floors

Bathroom floor edges get wet at every clean. A neat silicone joint keeps it out.

Tiled floors

The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. Grout at the edge is removed and replaced with sealant.

Floor joint sealing in Breach

Large tiled floors, and those over underfloor heating, often need movement joints. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant coloured to suit the grout. We work on wet room & bathroom floors, commercial floors and thresholds, and common reasons people get in touch are open joints around bathroom floor edges and grout cracking in a straight line across a floor.

Somewhere as small as Breach, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

You’re covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or email us.

When it is not the sealant

In fairness, some problems need a different trade:

  • Movement too big for a sealant joint
  • Bouncy or failing floorboards
  • Failed waterproofing under a wet room floor

If in doubt, ring 0345 464 0079 or email us and we will say what we think before you book.

Joints and surfaces we work on

  • Thresholds
  • Wet room & bathroom floors
  • Commercial floors
  • Tiled floors
  • Skirting boards
  • Concrete floor joints

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Use furniture pads near skirting
  • Mark off resealed joints in warehouses
  • Have a cracking tiled floor checked before tiles break
  • Look at floor joints each spring

Keep heavy traffic off resealed concrete joints for the cure time we give you. Cone off the area if needed until it’s ready.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

Can I do it myself?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Landlords and letting agents in Breach can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

How it works

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning or an afternoon for most homes. In a small place like Breach, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. The room is cleared along the joints so we can reach them.
  2. Old material is removed from the joint.
  3. Edges are cleaned and dried.
  4. A flexible sealant suited to the floor is applied.
  5. We check the joints and explain the aftercare.

How to prepare

  • Tell us about any water getting in
  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we are working on

How we quote for floor joint sealing

Every job gets its own quote. These are the things that affect it:

  • Whether the work is at height
  • The number of rooms or windows
  • Whether there’s mould to deal with
  • The product the joint needs

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Asking for a quote

Before you ask for a quote, have a think about:

  • Roughly how big the job is
  • The type of property
  • Pictures of the joints, sent by email
  • How we’d reach the joints

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Common questions in Breach

I let a flat near Snowdown station. Can you help?

Yes, we work for letting agents and landlords. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.

Is Breach within the area you cover?

Yes, Breach is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Do you remove the old sealant?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Do you work on commercial floors?

Yes. Old filler is cleaned out and the joint resealed with a floor-joint product. Tell us what runs over the floor and we’ll quote.

Why does the gap under my skirting keep coming back?

It’s normally the floor moving: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible bead keeps up with the movement.

Do you have insurance?

Yes. We are fully insured.

Joints and finishes in Breach homes

Across Kent, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal.

If you let a flat or house near Snowdown station, gaps at skirtings and thresholds are worth sealing between tenancies. In and around Breach, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.
