Floor joint sealing for homes and businesses in Binsted

In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. We reseal them with a product chosen for the movement and the traffic. We work on thresholds, commercial floors and skirting boards, and people most often call us about floor edges that trap water and grime and threshold joints that have opened or worn.

Somewhere as small as Binsted, new homes tend to be conversions, self-builds or a few houses rather than an estate. Each still needs its sealant and floor joints finished properly.

All of our work is guaranteed for twelve months, in Binsted and everywhere else we cover.

The process

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for most rooms, longer for large commercial floors, and the area is left clean. Somewhere like Binsted needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Move anything stored near the joints
  • Let us know about parking restrictions

Advice

Why deal with it now?

Not every floor joint takes the same sealant: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Using the wrong one is why many floor joints fail. Where a wall is exposed, as many are in small places like Binsted, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or drop us an email and we will talk you through it.

How to look after the new joints

So the new joints stay in good condition:

  • Keep dirt out of the joints
  • Avoid caulk in bathrooms and kitchens
  • Act on grout cracks that run in a straight line
  • Cone off fresh joints until they’re ready

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it while it cures.

In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Leaks from a failed tanking system
  • Tiles that have lifted or broken
  • Floors that are uneven or need levelling

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Your questions about floor joint sealing in Binsted

Do you work for landlords with property near Bentley (Hampshire) station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.

Will you come out to Binsted?

Yes, Binsted is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What does floor joint sealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Do you seal kitchen plinths to the floor?

Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone so water cannot get into the gap.

How soon can the floor be mopped?

Follow the cure time we give you. Feet are usually fine first, then mopping, then heavy wheels in most cases.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What affects the quote in Binsted

For a quick quote, just ask. What matters most is:

  • How much there is to do
  • Any mould that needs treating
  • Which sealant suits the joint
  • How easy the joints are to reach

Leaving a failed joint generally makes the job bigger, not smaller. If you’re unsure, call 0345 464 0079 or email us for an honest opinion and a quote.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • What’s wrong with the joints now
  • Where the job is, and your postcode
  • If someone has resealed it before
  • How many joints, rooms or windows are involved

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

What floor joint sealing looks like in Binsted

Floors around Hampshire run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal.

Managing a site like Binsted Church of England Primary School? Then floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. Letting a property close to Bentley (Hampshire) station? Then gaps at skirtings and thresholds are worth sealing between tenancies. If you look after a church, hall or community building such as Church of the Holy Cross, joints in its floors, skirtings and thresholds need resealing as they wear.
