Trusted floor joint sealing in Blacknest

Why deal with it now?

Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. Older cottages and farmhouses around Blacknest can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Why Blacknest clients choose us

  • More than 20 years in sealant work
  • White, clear, grey or another colour, product permitting
  • One-year guarantee on every job
  • Neat joints and a tidy finish

Floor joint sealing in Blacknest, done properly

Where skirting is painted, we can use a flexible sealant that takes paint. For bathrooms and kitchens, silicone is normally the better choice. Common call-outs are for cracked grout where a tiled floor needs a movement joint and rigid edge joints in tiled floors, on concrete floor joints, wet room & bathroom floors and skirting boards.

Somewhere as small as Blacknest, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

You get a 12-month guarantee, the same in Blacknest as everywhere else we work.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Vacuum floor joints regularly to stop grit building up
  • Mark off resealed joints in warehouses
  • Walk round the room once a year and look at the edges
  • Keep caulk for dry, still joints only

Follow the cure time before walking on or cleaning the joint. Feet are generally fine before mopping or wheeled traffic so we’ll give you each time.

In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.

Landlords, agents and businesses in Blacknest

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Quotes for floor joint sealing in Blacknest

We don’t publish a price list. What we look at:

  • How many rooms, windows or areas are involved
  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • The size of the job

Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

Helping us quote

What to tell us when you ask for a quote:

  • The rough size of the job
  • The type of property
  • Whether it has been sealed before
  • The problem you’ve noticed

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What we do, step by step

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a morning or an afternoon for most homes. Somewhere like Blacknest needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

How to prepare

  • Mention any parking rules near the property
  • Clear the area around the work
  • Tell us about any previous sealing or DIY attempts

Blacknest: your questions answered

Do you work for landlords with property near Bentley (Hampshire) station?

Yes. We work for landlords and agents as well as homeowners. You can phone 0345 464 0079 or email us with the details for a clear quote.

Will you come out to Blacknest?

Yes. Blacknest is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Do you use a paintable sealant?

If you tell us beforehand, yes. We use a paintable flexible sealant on joints you plan to paint and wet areas get silicone.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.

How long does floor joint sealing take?

It depends on the size of the job, but most jobs take a few hours for most rooms, longer for large commercial floors. We’ll give you a better idea when we quote.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Why has a gap opened under my skirting?

Floors shrink and settle, especially in the first year or two and through the heating season. Caulk tends to crack; a flexible sealant doesn’t.

Common problems we fix in Blacknest

Some floors were never given a perimeter gap or movement joint. As it expands, the edges lift or crack.

Any of these means the joints need attention:

  • Worn sealant at door thresholds
  • Cracked caulk along skirting in bathrooms and kitchens
  • Tiled floors with no room to move
  • Rigid edge joints in tiled floors

Rented homes near Bentley (Hampshire) station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty.
