Floor joint sealing near Balloch

How we handle floor joint sealing in Balloch

In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. Each is resealed with a floor-joint product suited to what runs over it. Common call-outs are for concrete floor joints that have broken down and open joints that fill with dirt, across skirting boards, concrete floor joints and tiled floors.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Have a cracking tiled floor checked before tiles break
  • Keep caulk for dry, still joints only
  • Use a well-wrung mop rather than flooding the floor
  • Look at floor joints each spring

Avoid flooding the floor when you clean. Keeping the edges drier helps the sealant last longer.

Small gaps are quick to seal. Left alone, they collect dirt and widen over time.

Balloch questions

Is Balloch in your area for floor joint sealing?

Yes. We work across all of Scotland, and Balloch is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Do you work for landlords with property near Inverness Airport station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do you work on commercial floors?

Yes, from warehouses and units to offices and shops. Work can be planned around your hours with out-of-hours work where needed.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Why has a gap opened under my skirting?

Normally it’s movement: heating drying the timber, or a filler that is too rigid. A flexible bead keeps up with the movement.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.

How long will you be here?

A typical job takes a few hours for most rooms, longer for large commercial floors, including preparation and clearing up. We’ll confirm how long when we quote.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

How the job changes by surface

Commercial floors

Washroom and kitchen floors in commercial buildings need sound edge joints. We reseal them with a sealant suited to wet areas.

Wet room and bathroom floors

Bathroom floors meet baths, trays, panels and skirting. They’re sealed with a flexible, anti-fungal silicone to keep water out of the edges.

What we do, step by step

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours, depending on the length of joint. Somewhere like Balloch may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Tell us about any water getting in
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Signs you need floor joint sealing in Balloch

Some floors were never given a perimeter gap or movement joint. As it expands, the edges lift or crack.

Most people get in touch when they notice one of these:

  • Chipped and open joints in warehouse floors
  • Gaps between floors and kitchen plinths
  • Skirting caulk that keeps splitting
  • Worn sealant at door thresholds

Schools such as Culloden Academy are buildings too, and entrance and corridor floor joints take a lot of traffic.

What affects the quote in Balloch

Call for a quick quote. What matters most is:

  • When we can work, for business premises
  • Which sealant suits the joint
  • How many areas need sealing
  • Whether there’s mould to deal with

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • Photos by email, if that’s easy
  • If someone has resealed it before
  • Any access issues, like height or stairs
  • The rough size of the job

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, email us at info@mrmastic.co.uk.

Joints and finishes in Balloch homes

Floors around Highland run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

If you look after a church, hall or community building such as Barn Church, floor and skirting joints in halls and kitchens wear like any others. Rented homes near Inverness Airport station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
