Common problems we fix in Auchinairn

Floors and walls move a little with the seasons. In winter, with the heating on, timber dries and gaps open and they change again in summer.

The most common problems we see are:

  • Rigid edge joints in tiled floors
  • Failed joint filler in concrete floors
  • Gaps between floors and kitchen plinths
  • Worn sealant at door thresholds

If you let a flat or house near Bishopbriggs station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

Floor joint sealing in Auchinairn

Good floor joints come down to the right product and clean, prepared edges. Old caulk, grout or failed sealant comes out first, then clean, back and seal the joint. If you’re dealing with grout used at the floor edge instead of sealant and open joints around bathroom floor edges, we can put it right, whatever the surface.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

You get a one-year guarantee, the same in Auchinairn as everywhere else we work.

How it works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours, depending on the length of joint. Outside jobs in Auchinairn need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

  • Large cracks that need a surveyor
  • Floors that are uneven or need levelling
  • Concrete repairs beyond the joint

Auchinairn questions

I let a flat near Bishopbriggs station. Can you help?

Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Is Auchinairn in your area for floor joint sealing?

Yes. We work across all of Scotland, and Auchinairn is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Where are you based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Check the sealant is paintable before decorating
  • Use a well-wrung mop rather than flooding the floor
  • Keep caulk for dry, still joints only
  • Cone off fresh joints until they’re ready

Follow the cure time before walking on or cleaning the joint. Light foot traffic is normally fine sooner than wet cleaning or wheels so we’ll give you each time.

A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.

How we quote for floor joint sealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Any working-time requirements on site
  • The size of the job
  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • Access, such as stairs, a lift or height
  • Where the property is
  • Pictures of the joints, sent by email
  • What the problem is, such as mould, gaps, leaks or cracking

There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To arrange one, drop us a line at info@mrmastic.co.uk.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

New homes and floors in Auchinairn

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Across East Dunbartonshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

If you look after a church, hall or community building such as Colston Wellpark Church, floor and skirting joints in halls and kitchens wear like any others. Managing a site like Bishopbriggs Academy? Then floor and threshold joints in busy corridors wear quickly and are best resealed early.

Different surfaces, different methods

Skirting boards

If the skirting is painted, a paintable flexible sealant works well. In wet rooms and kitchens, silicone is normally better.

Concrete floor joints

We clean concrete joints out thoroughly before sealing. We fit backing where needed.
