Fire rated sealant near West Mains

About our fire rated sealant in West Mains

Deciding which gaps need fire stopping isn’t our role; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. We are often asked to deal with sealant items on a fire risk assessment action list and fire stopping disturbed by later work, on linear gaps, service penetrations and plasterboard & masonry.

In a smaller place like West Mains, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

West Mains: your questions answered

Do Scottish building rules affect fire-rated sealant work in West Mains?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Will you come out to West Mains?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is it OK to seal over old sealant?

No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Do you carry out fire risk assessments?

No, assessment isn’t something we do. When your assessor or designer has set out what’s needed, we can quote for the fire-rated sealant items.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

What does fire rated sealant cost?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Is it messy?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Store the list of sealed gaps with your building paperwork
  • Check risers, ceiling voids and cupboards during building checks
  • Ask every contractor to reseal any fire stopping they disturb
  • Report cracked or damaged seals as soon as you notice them

Do not add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. Ask us if you’re not sure which product was used.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is usually a straightforward job.

How we quote for fire rated sealant

Your quote is based on your job. We look at:

  • The amount of work
  • Any mould that needs treating
  • The type of sealant required
  • The number of rooms or windows

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • The address or postcode of the job
  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • How we’d reach the joints

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, send an email to info@mrmastic.co.uk.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Surface by surface

Flats and HMOs

Converted houses often have gaps around old and new services. The gaps on your list are sealed with a fire-rated product and the locations noted.

Plasterboard walls

We check that the board around the gap is sound. Loose material is removed so the sealant has a firm edge.

What we do, step by step

At the end, we look at the finished work together. The visit itself generally takes anything from a few hours to several days, depending on how many gaps there are, depending on how much there is to do. Around West Mains, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. We record the locations and products used for your records.

Before we arrive

  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints
  • For business premises, tell us about site rules or sign-in

How to get a quote

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.

What we cannot put right

Before you book, it’s worth knowing the limits:

  • Sign-off of the building, which sits with building control or your assessor
  • Deciding what fire stopping a building needs
  • Problems with the door itself rather than the gap around the frame

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Workplaces and buildings in West Mains

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

If you look after a building such as St Andrew's and St Bride's High School, gaps opened by contractors for new cabling are a common finding in schools and offices. If you look after a church, hall or community building such as West Kirk, gaps around pipes and cables are worth checking after any building work there.

Common problems we fix in West Mains

Over time, buildings change layout and use. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

The most common problems we see are:

  • Seals cut through by electricians, plumbers or data installers
  • Fire seals that have cracked with movement
  • Gaps around pipes and cables through fire-resisting walls
  • Open joints along the top of partitions

Letting a property close to East Kilbride station? Then any gap left by new services in shared walls should be closed with a fire-rated product.
