Fire-stopping gaps in Turnberry need attention? We cut out the old, prepare the joints and apply the right sealant, with a 12-month guarantee.

Fire rated sealant in Turnberry, done properly
We do not assess buildings or decide what fire stopping is needed; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. If you have open holes round services passing through fire walls and open gaps behind door architraves, we can help, on linear gaps, flats & HMOs and plasterboard & masonry alike.
In a smaller place like Turnberry, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.
All our work is covered by our 12-month guarantee, wherever you are in South Ayrshire.

What affects the cost of fire rated sealant
We quote each job individually. This is what makes a difference:
- Whether old sealant or filler has to be cut out
- Access and height
- Which sealant suits the joint
- The amount of work
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
Asking for a quote
Before you ask for a quote, have a think about:
- How we’d reach the joints
- Whether it has been sealed before
- The rough size of the job
- The problem you’ve noticed
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, send an email to info@mrmastic.co.uk.
Why act early in Turnberry
Sealant isn’t the fix for every opening. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. If a gap is not suitable for sealant, we will tell you. In a place like Turnberry, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Turnberry questions
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Is Turnberry within the area you cover?
Yes, Turnberry is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can I use normal mastic around a pipe through a fire wall?
No. Ordinary silicone, caulk or foam isn’t tested as fire stopping. We cut it out and reseal with a fire-rated product.
How long does the job take?
A typical job takes a few hours for a handful of gaps, and longer for a whole building, including the preparation. We will confirm how long when we quote.
Do you provide details of the products used?
Yes. Every gap we seal is listed with the product used so it’s there for the next inspection.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.
Do you take on fire stopping in schools and offices?
Yes, in flats, HMOs, schools, offices and other buildings, occupied or empty. Tell us how the building is used and we will plan around it.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Turnberry.
How it works
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a handful of gaps, and longer for a whole building and we leave things clean and tidy. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Dust and loose debris are cleaned from each gap.
- We apply and tool the sealant to the product’s tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Keep children and pets away from the work area
- Clear items away from the joints we’re working on
Getting a quote
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved before giving you a price.
Advice
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
For landlords and businesses
Letting agents and landlords in Turnberry can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
Looking after it afterwards
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Get damaged fire seals looked at promptly
- Take photos of fire stopping before ceilings or boxing go back
- File the fire-stopping record where your assessor can find it
- Never patch a fire seal with standard sealant
Don’t drill through or remove a fire seal without putting it back properly. If you need new services through a sealed wall, plan the fire stopping as part of the job.
If a fire risk assessment has flagged a gap, do not leave it for the next one. Have it sealed, then keep the record so the item can be closed.

Common problems we fix in Turnberry
Sealant applied too thin, without the backing its detail needs, or onto dust will not perform as it was tested. Rushed fire stopping is common particularly when it was the last job before handover.
It’s worth asking for a quote if you see:
- Gaps filled with a product that is not fire-rated
- Gaps around pipes and cables through fire-resisting walls
- Damaged fire sealant left by other trades
- New service routes left unsealed after building work
In and around Turnberry, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.
