Fire rated sealant for Timsgarry homes and businesses

Fire rated sealant for homes and businesses in Timsgarry

We do not assess buildings or decide what fire stopping is needed; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. If you have door frames with gaps between frame and wall and open holes round services passing through fire walls, we can help, whatever the surface.

Work in a place like Timsgarry is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.

Our work is backed for twelve months, in Timsgarry and everywhere else we cover.

Surface by surface

Flats and HMOs

In occupied buildings, we plan the order of work with you. Access to flats and common areas is agreed in advance to keep disruption down.

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Why act early in Timsgarry

Waiting for the next refit can leave a gap open for years. On its own, sealing it now is a small job and needn’t wait for anything else. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Fire rated sealant in Timsgarry: local notes

If you run a hotel, guest house or holiday let in a coastal place like Timsgarry, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

In and around Timsgarry, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint. Community buildings like Uig Parish Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

What happens on the day

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. We record the locations and products used for your records.

Preparing for the visit

  • Move anything stored near the joints
  • Tell us about any previous sealing or DIY attempts
  • On commercial sites, let us know about site rules

What we can’t put right

A few problems are outside what sealant work can do:

  • Big openings where sealant alone is not the tested solution
  • Construction that doesn’t provide fire resistance on its own
  • Problems with the door itself rather than the gap around the frame

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

How we quote for fire rated sealant

You will get a clear quote before work begins. It’s based on:

  • The number and length of the joints
  • Access and height
  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • The address or postcode of the job
  • A few pictures by email, if you can

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Store the list of sealed gaps with your building paperwork
  • Check risers, ceiling voids and cupboards during building checks
  • Ask which product was used before you paint
  • Keep general-purpose foam and caulk away from fire-stopping gaps

Don’t add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. We can tell you which product we used.

A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded.

Timsgarry questions

Do you cover smaller places like Timsgarry?

Yes. Timsgarry is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Do Scottish building rules affect fire-rated sealant work in Timsgarry?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

How long will you be here?

As a guide, most jobs take from a few hours to a few days, depending on the number of gaps and the access. Larger jobs naturally take longer, and we’ll say how long yours will take.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Do you certify the fire stopping?

We do not give ratings or certificates for our work. The requirement comes from your assessor, designer or building control, and we fit a product whose tested details meet it, recording the locations and products.

Do you work in flats, HMOs and commercial buildings?

Yes, in flats, HMOs, schools, offices and other buildings, occupied or empty. Let us know the building’s hours and we’ll plan the work to suit.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
