What the job involves on each surface

Commercial floors

Washroom and kitchen floors in commercial buildings need sound edge joints. We reseal them with a sealant suited to wet areas.

Concrete floor joints

Concrete floors have sawn or formed joints to control cracking. We reseal them with a floor-joint product suited to the traffic.

About our floor joint sealing in Timsgarry

Gaps along the bottom of skirting are common in new and older homes alike. Decorators’ caulk normally cracks where there’s movement, so we close it with a flexible sealant instead. If you are dealing with open joints around bathroom floor edges and cracked caulk along skirting in bathrooms and kitchens, we can put it right, whatever the surface.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

You get a one-year guarantee, the same in Timsgarry as everywhere else we work.

What floor joint sealing looks like in Timsgarry

Island jobs need planning around ferries and the weather, so the more notice, the better. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

For buildings such as Uig Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear. In and around Timsgarry, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

What we do, step by step

On the day, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before work begins. The work normally takes a few hours, depending on the length of joint. Around Timsgarry, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Before we arrive

  • Clear the area around the work
  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit

Should I try it myself first?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Questions from Timsgarry

Is there a guarantee on floor joint sealing in Timsgarry?

All our work, in Timsgarry and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Will you come out to Timsgarry?

Yes, Timsgarry is covered. Our work covers the whole of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is caulk good enough for skirting?

Caulk is fine for dry joints that don’t move, but it splits where the joint moves or gets wet. We use a flexible sealant for most skirting and floor joints.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Can sealant along the skirting be painted?

On joints you want to paint, yes. Silicone in bathrooms and kitchens cannot be painted, so tell us your plans.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Why does the gap under my skirting keep coming back?

It’s normally the floor moving: timber drying in winter, floors settling, or caulk that can’t stretch. A flexible bead keeps up with the movement.

Can you match the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before we start.

What affects the cost of floor joint sealing

We quote each job individually. This is what makes a difference:

  • Whether there’s mould to deal with
  • The type of sealant required
  • How easy the joints are to reach
  • The size of the job

The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

Asking for a quote

To make quoting easier, let us know:

  • The address or postcode of the job
  • Pictures of the joints, sent by email
  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking

If you’re in Timsgarry and need floor joint sealing, drop us a line at info@mrmastic.co.uk. Tell us what the problem is and where, and you will get a clear quote before any work starts.

What sealant work cannot fix

We’ll always be straight with you, so here’s what new sealant will not do:

  • Structural movement or subsidence
  • Loose, hollow or cracked tiles, which need a tiler
  • Subfloor problems that need a flooring contractor

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Concrete floor joints
  • Tiled floors
  • Commercial floors
  • Wet room & bathroom floors
  • Thresholds
  • Skirting boards

What happens if it’s left?

Floor joints left open collect dirt that is hard to clean out, and they look untidy. A neat sealed joint is easier to clean and look tidier. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Use a well-wrung mop rather than flooding the floor
  • Walk round the room once a year and look at the edges
  • Check the sealant is paintable before decorating
  • Act on grout cracks that run in a straight line

Check the joints after the first winter. If anything has opened, it’s easy to reseal early on.

Once concrete joint edges start to break, wheels make it worse. Early resealing helps keep the joint intact.
