Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
How we handle external mastic in Timsgarry
Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We take the old material out and do it properly. Typical jobs include movement joints with cracked, split or missing sealant and weathered mastic that no longer stretches, across copings & trims, concrete & block and render & cladding joints.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
All our work comes with our 12-month guarantee.

How the job changes by surface
Copings and trims
A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.
Cladding and façade panels
Cladding and façade panels are usually separated by sealed joints. We reseal them with a sealant suited to the panel material.
Landlords, agents and businesses in Timsgarry
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Questions from Timsgarry
Do you cover Timsgarry for external mastic?
Yes. We work across all of Scotland, and Timsgarry is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Will you come out to Timsgarry?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
How much does external mastic cost in Timsgarry?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Do you work for landlords and businesses?
Yes, regularly. Several properties can be quoted together.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.
What sealant do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we are using.
Will there be a smell?
There can be a smell while the sealant cures. Ventilation helps.
The process
All our tools and materials come with us in the van. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Timsgarry may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Let us know about stairs, lifts or work at height
- Try not to wet indoor joints just before the visit

Advice
What affects the cost of external mastic
There’s no set price list. The quote depends on:
- Working hours on commercial sites
- How many areas need sealing
- The product the joint needs
- Mould in or behind the old joints
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.
What to tell us for a quote
To help us quote quickly, please include:
- Any access issues, like height or stairs
- The rough size of the job
- The type of property
- A few pictures by email, if you can
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.
Outside joints around Timsgarry
Timsgarry is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Around Timsgarry, as everywhere, external mastic is only as good as the preparation behind it. For an older house near a landmark such as Uig Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.
Timsgarry (Gaelic: Timsgearraidh) is in Na h-Eileanan Siar. Timsgarry gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. 87 places in Na h-Eileanan Siar are on our list, from the larger towns to small villages.
We work across HS2 for external mastic. Close by, we work in Breasclete (10 miles east), Na Gearrannan (11 miles north-east), Carloway (11 miles north-east), Shawbost (14 miles north-east) and Baile Ailein (17 miles south-east). Remote and island addresses need a little more planning, so please mention your location when you drop us a line at info@mrmastic.co.uk.

When something else is needed
We will always be straight with you, so here’s what new sealant won’t do:
- Cracks in the bricks or render themselves, away from the joints
- Failed render or damaged cladding panels
- Cutting new joints into brickwork, which is building work rather than sealant work
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

Aftercare tips
Looking after new joints is easy, and it makes a real difference:
- Tell anyone working on the walls about the movement joints
- Never let anyone fill a movement joint with mortar
- Look over the joints every year, ideally after winter
- Act on the first splits you see
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.
Once a joint cannot move, the wall finds another way, usually as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.
