Leave it or put it right?
Sealant isn’t the fix for every opening. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap is not suitable for sealant, we will tell you. In a place like Breasclete, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint normally makes the job bigger, not smaller. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Surface by surface
Flats and HMOs
Conversions usually leave a mix of old and new service holes. We seal the ones on your specification with a tested product and record where they are.
Masonry and concrete
For masonry and concrete, we use a product tested in that substrate. We clean out dust and debris before sealing so the sealant bonds.
What sealant work can’t fix
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Certifying a building or signing off its fire safety
- Doors that are not fire doors in the first place
- Openings too large for sealant, which need batts, boards or another system
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

How the visit works
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes a few hours for a handful of gaps, and longer for a whole building in most cases. Outside jobs in Breasclete need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used.

Common questions in Breasclete
Do you cover smaller places like Breasclete?
Yes. Breasclete is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
What should I tell you?
Tell us what needs doing and where, with photos by email if possible. We will ask anything else we need to know.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
What fire rating will the seal have?
Ratings and certificates are not something we issue. The performance comes from the product’s tested details and the specification from your assessor or designer, and we install to them.
Will you leave a mess?
We keep the work tidy. We protect what’s around the joints.
Can you give us a record of the work?
Yes. We note each location and the product that went in.
Will there be a smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Never patch a fire seal with standard sealant
- Make resealing part of every contractor’s brief
- Get damaged fire seals looked at promptly
- Include fire stopping when you schedule refits
File the record of locations and products with your fire safety paperwork. It helps whoever checks the building next.
If a fire risk assessment has flagged a gap, do not leave it for the next one. Get it sealed and recorded so the item can be closed.
Signs you need fire rated sealant in Breasclete
Sometimes the wrong product was used from the start: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It may look fine, but it isn’t a fire-rated seal.
These are the problems we are asked about most:
- Old fire sealant that has split or come away
- Open joints along the top of partitions
- Door frames with gaps between frame and wall
- Gaps around pipes and cables through fire-resisting walls
Around Breasclete, as everywhere, fire rated sealant is only as good as the preparation behind it.
What your quote should include
- When the joint can take water or movement
- What happens if the job turns out different
- Who turns up on the day
- Is the old sealant removed completely?
