- Gaps around pipes and cables through fire-resisting walls
DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Fire rated sealant in Strand-on-the-Green, done properly
Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate. We work on door frames, pipe & cable gaps and plasterboard & masonry, and common reasons people get in touch are gaps left after a refit or conversion and unsealed gaps around fire door frames.
Commercial work in London comes with its own logistics: loading restrictions, building rules and tight access. Timings and access are agreed with the building before work starts in Strand-on-the-Green.

How the job changes by surface
Plasterboard walls
Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall.
Masonry and concrete
Core-drilled and broken-out holes in concrete are often irregular. We measure the gap at its widest point to make sure it suits the product.
How we quote for fire rated sealant
Call for a quick quote. What matters most is:
- When we can work, for business premises
- How many areas need sealing
- The type of sealant required
- Access and height
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.
Helping us quote
To make quoting easier, please include:
- What the problem is, such as mould, gaps, leaks or cracking
- Where the property is
- Whether it’s a home or a business
- A few photos by email, if you can
To get a quote, call 0345 464 0079 or email us and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.
Commercial buildings in Strand-on-the-Green
Many London buildings have tight access and loading restrictions, so out-of-hours working can be arranged where needed. Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
For landlords with property near Chiswick station, any gap left by new services in shared walls should be closed with a fire-rated product. For buildings such as St Paul's Church, gaps around pipes and cables are worth checking after any building work there. As a London address, Strand-on-the-Green can be tricky for parking: let us know about parking bays, permits or a driveway.

Common questions in Strand-on-the-Green
Do you work in hotels near Strand-on-the-Green?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Is parking a problem for a job in Strand-on-the-Green?
Parking in Strand-on-the-Green, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
Do you do fire sealant around door frames?
Yes, where the gap suits a sealant detail. We seal the frame-to-wall gap, not the door itself, and we will mention anything we notice about the door.
What fire rating will the seal have?
That is not something we state or certify. The requirement comes from your assessor, designer or building control, and we apply a product tested for it.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.
Can you tell me which gaps need fire stopping?
No, assessment is not something we do. Once you have a specification or action list from your assessor or designer, we will quote for the sealant work on it.
Will it make a mess?
We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
When something else is needed
It helps to know what we cannot do:
- Big openings where sealant alone is not the tested solution
- Fire risk assessments, which need a qualified assessor
- Walls or floors that weren’t built to resist fire
Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.

How the visit works
When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work usually takes a few hours for a handful of gaps, and longer for a whole building. In Strand-on-the-Green, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.
- Before starting, we go through the specification or action list with you.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used for your records.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Let us know about earlier repairs to the joints
- Tell us if parking is tricky

Leave it or put it right?
Fire-rated sealants need more care than everyday sealant. Depth, backing and surface preparation all affect how a seal performs, so we follow the maker’s details on every gap. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Strand-on-the-Green, the repair is bigger than a sealant job.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.
Why us?
- Sanitary silicone with an anti-fungal additive in wet areas
- Experience in homes, commercial sites and hotels
- Every job guaranteed for a year
- 20+ years of sealant experience

How to look after the new joints
To keep the joints looking good and working properly:
- Include hidden areas like risers in routine checks
- Don’t paint over fire sealant until it has cured
- Flag any open gap you spot round a pipe or cable
- Tell trades working in the building that fire seals must be put back
Avoid covering a sealed gap with anything that is not part of the tested detail. Repairs should use a matching fire-rated product. We can tell you which product we used.
When you plan work that goes through walls or ceilings, plan the fire stopping too. Catching it then saves a separate visit later.
