What affects the quote in St Mary's

We don’t publish a price list, because jobs vary so much. What we look at:

  • Which sealant suits the joint
  • Any working-time requirements on site
  • How many areas need sealing
  • How easy the joints are to reach

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or send us an email and we’ll talk you through it.

What we need to know

When you contact us, it’s useful to know:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • The rough size of the job
  • Where the property is

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work.

Fire rated sealant for homes and businesses in St Mary's

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate, and we can record what went where. If you have sealant items on a fire risk assessment action list and gaps left after a refit or conversion, we can help, whatever the surface.

Around a place like St Mary's, halls, schools and small businesses all have washrooms and kitchens used by many people. Sealant and fire-rated joints there matter as much as in any larger building.

Your job is guaranteed for a year, as with all our work.

How the visit works

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before we start. Most jobs take a few hours for a handful of gaps, and longer for a whole building. In a smaller place like St Mary's, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Preparing for the visit

  • Keep children and pets away from the work area
  • Let us know about stairs, lifts or work at height
  • Mention any leaks or damp you’ve noticed

Landlords, agents and businesses in St Mary's

We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Honest limits

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Walls or floors that weren’t built to resist fire
  • Assessing a building’s fire safety
  • Sign-off of the building, which sits with building control or your assessor

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think before you book.

Joints and surfaces we work on

  • Service penetrations
  • Flats & HMOs
  • Door frames
  • Plasterboard & masonry
  • Linear gaps
  • Pipe & cable gaps

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Surface by surface

Door frames

A door can only do its job if the gap behind its frame is sealed too. We fill it with a fire-rated product suited to the materials either side.

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. We seal them to the tested detail, with backing where it’s needed.

Commercial buildings in St Mary's

If you run a hotel, guest house or holiday let in a coastal place like St Mary's, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. There are hotels and other places to stay in and around St Mary's. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.

For landlords with property near Southampton Central station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. For buildings such as St Mary's Church, gaps around pipes and cables are worth checking after any building work there.

Your questions about fire rated sealant in St Mary's

Do you work in hotels near St Mary's?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Can you help a landlord with a rental near Southampton Central station?

Yes. We work for letting agents and landlords as well as householders. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll send you a clear quote.

Can you tell me which gaps need fire stopping?

No, we don’t assess buildings. Once you have a specification or action list from your assessor or designer, we will quote for the sealant work on it.

How do I get a quote for fire rated sealant in St Mary's?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Will we have a record of what was sealed?

Yes. We record the locations we’ve sealed and the products used to keep with your fire safety documents.

Can you seal over the old sealant?

No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Do you need fire rated sealant in St Mary's?

Movement in the structure can open gaps too: a seal that cracks or pulls away leaves a path for smoke. Knocks, maintenance and building work damage it further.

Any of these means the joints need attention:

  • Unsealed gaps where pipes and cables go through a wall
  • Damaged fire sealant left by other trades
  • Old fire sealant that has split or come away
  • Linear gaps at the head of walls

For site and facilities teams at buildings such as Hope Community School Southampton, fire-stopping around service openings should be restored whenever new services go in.

Questions to ask before booking

  • What happens if the job turns out different
  • Whether VAT is included
  • Whether the sealant suits the joint
  • Is the old sealant removed completely?
