Fire rated sealant for Eling homes and businesses

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Fire rated sealant in Eling, done properly

Deciding which gaps need fire stopping isn’t our role; your assessor, designer or building control sets that out. What we do is apply the right product to that specification, properly and neatly. If you’re dealing with damaged fire sealant left by other trades and sealant items on a fire risk assessment action list, we can put it right, whatever the surface.

Around a place like Eling, halls, schools and small businesses all have washrooms and kitchens used by many people. Their sealant and fire-rated joints are as important as those in any bigger building.

Your job is guaranteed for a year, as with all our work.

Commercial buildings in Eling

If you run a hotel, guest house or holiday let in a coastal place like Eling, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

For buildings such as Church of St Mary, service openings in its walls need the right fire-rated sealant, as in any building. Letting a property close to Totton station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. If you look after a building such as Eling Infant School and Nursery, service openings in fire-resisting walls need checking after any refurbishment.

Eling is about 1 mile south-east of Totton, in Southampton. Across the SO40 area, we cover fire rated sealant for homes and businesses. Our Southampton coverage runs to 40 places, and Eling is one of them.

Our applicators cover all of the SO40 and SO15 postcode area for fire rated sealant. If you need fire rated sealant at a property on Bury Lane, Rose Road and Mill Road or anywhere close by, we can help. You’ll find Eling on the A35, which makes it straightforward to reach with everything needed for fire rated sealant. If you’re just outside Eling, we cover Redbridge (1 mile north-east), Millbrook (2 miles east), Hillyfields (2 miles north-east), Maybush (2 miles north-east) and Regents Park (2 miles east). Within a short drive, we also cover Southampton (4 miles east), Townhill Park (6 miles east), Midanbury (5 miles east), Thornhill (6 miles east), Chartwell Green (6 miles east) and Harefield (6 miles east).

What affects the quote in Eling

You will get a clear quote before work begins. It takes into account:

  • How easy the joints are to reach
  • The old material and how stubborn it is
  • The size of the job
  • When we can work, for business premises

The cost depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Any access issues, like height or stairs
  • The problem you’ve noticed
  • The address or postcode of the job
  • A few photos by email, if you can

Need a quote? Please phone 0345 464 0079 or drop us an email and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Landlords, agents and businesses in Eling

We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes anything from a few hours to several days, depending on how many gaps there are, depending on the amount of work. Parking around Eling is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your files.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any sign-in or site rules at work premises

Advice

What the job involves on each surface

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall.

Linear gaps

Gaps along the top of partitions are easy to miss above a ceiling. We seal them along their full length leaving no stretch unsealed.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Check risers, ceiling voids and cupboards during building checks
  • Never patch a fire seal with standard sealant
  • Flag any open gap you spot round a pipe or cable
  • Ask every contractor to reseal any fire stopping they disturb

Look at the sealed gaps as part of your routine walk-rounds. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole and the job gets bigger.

Eling: your questions answered

Is Eling within the area you cover?

Yes. Eling is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for hotels and guest houses in Eling?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Can ordinary silicone be used in a fire-stopping gap?

No. It might close the gap, but it is not a fire-rated seal. A tested fire-rated product is needed and we can apply it for you.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can you fill the gap behind a fire door frame?

Yes. Gaps behind architraves are a common job for us. Doors, seals and closers need a door specialist.

When it is not the sealant

In fairness, some problems need a different trade:

  • A wall that is not a fire-resisting element to begin with
  • Large holes that need a different fire-stopping system
  • Fire risk assessments, which need a qualified assessor

If you’re not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before you book.
