Signs you need fire rated sealant in St Leonards

Sometimes the wrong product was used from the start: ordinary expanding foam, standard silicone or decorators’ caulk where a fire-rated seal was needed. It looks sealed, but it is not fire-rated.

People generally contact us after spotting one of these:

  • Unsealed gaps around fire door frames
  • Open joints along the top of partitions
  • Old fire sealant that has split or come away
  • Gaps filled with a product that isn’t fire-rated

If you let a flat or house near East Kilbride station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Our hiring checklist

How we handle fire rated sealant in St Leonards

Bigger jobs can be worked through in stages, flat by flat or floor by floor. That record is useful for your files and for whoever looks at the building next. We’re often asked to deal with gaps around pipes and cables through fire-resisting walls and sealant items on a fire risk assessment action list, across door frames, plasterboard & masonry and pipe & cable gaps.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

The process

Before we leave, we go over the finished joints with you. The visit itself usually takes a few hours for a handful of gaps, and longer for a whole building, depending on the amount of work. For a place like St Leonards, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your files.

How to prepare

  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive

Different surfaces, different methods

Door frames

Our work is the joint between frame and wall. The door leaf, its seals and closer need a door specialist, and we’ll say if we spot a problem with them.

Linear gaps

Head-of-wall gaps are often hidden above suspended ceilings. We work along the whole run leaving no stretch unsealed.

Aftercare tips

Looking after new joints is easy:

  • Get damaged fire seals looked at promptly
  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Store the list of sealed gaps with your building paperwork
  • Ask every contractor to reseal any fire stopping they disturb

Any fire seal that’s cut or drilled needs resealing to its tested detail. If you need new services through a sealed wall, plan the fire stopping as part of the job.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Closing it is usually a straightforward job.

Leave it or put it right?

Squirting in whichever sealant is nearest does not make a fire seal. A fire-rated product only performs as tested when it’s installed to its tested detail, so both the product and the method matter. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Why us?

  • More than 20 years in sealant work

How we quote for fire rated sealant

Jobs vary more than people expect. What affects the quote:

  • The product the joint needs
  • The size of the job
  • How many rooms, windows or areas are involved
  • Whether the work is at height

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

What we need to know

You do not need to know the technical terms. It helps if you can tell us:

  • Where the job is, and your postcode
  • The problem you’ve noticed
  • The type of property
  • How we’d reach the joints

Every job is quoted individually. Just email us at info@mrmastic.co.uk with the details, and pictures are welcome.

FAQs for St Leonards

I let a flat near East Kilbride station. Can you help?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Do Scottish building rules affect fire-rated sealant work in St Leonards?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Do you offer different sealant colours?

Yes. White, clear and grey are common, and other colours are available for many products, and we’ll agree it with you first.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Can I use normal mastic around a pipe through a fire wall?

No. It might close the gap, but it isn’t a fire-rated seal. A tested fire-rated product is needed and we can apply it for you.

What fire rating will the seal have?

We do not certify fire stopping or quote ratings. Our part is installing the specified product to its tested details and list the locations and products for you.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Commercial buildings in St Leonards

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.

Schools such as Calderglen High School are buildings too, and fire-stopping around service openings should be restored whenever new services go in.
