How we handle fire rated sealant in Renton

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. Common call-outs are for gaps left after a refit or conversion and open joints along the top of partitions, on pipe & cable gaps, door frames and service penetrations.

For holiday lets, guest houses and community buildings in or near Renton, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Your job is guaranteed for a year, as with all our work.

Workplaces and buildings in Renton

If you run a hotel, guest house or holiday let in a coastal place like Renton, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

If you let a flat or house near Renton station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. If you look after a church, hall or community building such as Millburn Church, service openings in its walls need the right fire-rated sealant, as in any building.

The process

Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. It generally takes a few hours for a handful of gaps, and longer for a whole building. Outdoor work around Renton depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area

Common problems we fix in Renton

Over time, buildings change layout and use. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.

The problems people usually mention when they call include:

  • Standard silicone or caulk in a fire-stopping gap
  • New service routes left unsealed after building work
  • Open holes round services passing through fire walls
  • Old fire sealant that has split or come away

For site and facilities teams at buildings such as Vale of Leven Academy, fire-stopping around service openings should be restored whenever new services go in.

Renton questions

Do you cover smaller places like Renton?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

How do Scotland’s building regulations apply to fire-rated sealant in Renton?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you carry out fire risk assessments?

No, assessment isn’t something we do. Once you have a specification or action list from your assessor or designer, we can quote for the fire-rated sealant items.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Do you work in flats, HMOs and commercial buildings?

Yes. We regularly work in flats, HMOs, schools and offices while they’re in use. Early starts or out-of-hours work can be arranged.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

What fire rating will the seal have?

We do not give ratings or certificates for our work. The requirement comes from your assessor, designer or building control, and we fit a product whose tested details meet it.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

What happens if it’s left?

If an assessor has flagged gaps, it makes sense to close them before the next review. Having them sealed and recorded now means you can show the action was taken. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

For landlords and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Aftercare tips

Looking after new joints is easy:

  • File the fire-stopping record where your assessor can find it
  • Tell trades working in the building that fire seals must be put back
  • Ask which product was used before you paint
  • Check risers, ceiling voids and cupboards during building checks

Don’t add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. We can tell you which product we used.

It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole.

What we cannot put right

A few problems are outside what sealant work can do:

  • Doors that aren’t fire doors in the first place
  • Sign-off of the building, which sits with building control or your assessor
  • Assessing a building’s fire safety

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
