Fire rated sealant in Dalreoch

How we handle fire rated sealant in Dalreoch

A fire seal relies on being installed the way it was tested: the right depth, the right backing and the right product for the substrate. That detail is what we take care over. If you’re dealing with new service routes left unsealed after building work and gaps filled with a product that isn’t fire-rated, we can put it right, whatever the surface.

For holiday lets, guest houses and community buildings in or near Dalreoch, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

You are covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes anything from a few hours to several days, depending on how many gaps there are, depending on the size of the job. Outside jobs in Dalreoch need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before
  • Mention any sign-in or site rules at work premises

Commercial buildings in Dalreoch

If you run a hotel, guest house or holiday let in a coastal place like Dalreoch, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

If you look after a church, hall or community building such as Dalreoch Church, older buildings that have had new heating or wiring often have service gaps worth checking. If you let a flat or house near Dalreoch station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What affects the cost of fire rated sealant

We do not publish a price list, because jobs vary so much. What we look at:

  • The type of sealant required
  • The size of the job
  • When we can work, for business premises
  • How many rooms, windows or areas are involved

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • If someone has resealed it before
  • Where the property is
  • What’s wrong with the joints now
  • Any access issues, like height or stairs

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved before giving you a price.

Leave it or put it right?

Fire-rated sealants need more care than everyday sealant. How it’s installed changes how it performs, so we follow the maker’s details on every gap. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What you get with us

  • 180+ five-star Google reviews

FAQs for Dalreoch

Can you help a landlord with a rental near Dalreoch station?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Do Scottish building rules affect fire-rated sealant work in Dalreoch?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Is standard sealant good enough for a fire gap?

No. Standard sealants are not made or tested to stop fire. We cut it out and reseal with a fire-rated product.

Can I choose the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.

Can you tell me which gaps need fire stopping?

No, assessment isn’t something we do. When your assessor or designer has set out what’s needed, we can quote for the fire-rated sealant items.

Can you work in occupied buildings?

Yes. We regularly work in flats, HMOs, schools and offices while they’re in use, with access planned around residents or staff. Out-of-hours work can be arranged where it’s needed.

Different surfaces, different methods

Flats and HMOs

In occupied buildings, we plan the order of work with you. Access to flats and common areas is agreed in advance to keep disruption down.

Door frames

We deal with the gap around the frame, not the door. The door leaf, its seals and closer need a door specialist.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Fire doors that need new seals, closers or hardware
  • A wall that isn’t a fire-resisting element to begin with
  • Issuing a fire rating or certificate for a building

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

When to call us in Dalreoch

A lot of fire stopping is out of sight: in ceiling voids, service risers and behind boxing. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

The most common problems we see are:

  • Joints picked up in a fire-stopping survey
  • New service routes left unsealed after building work
  • Door frames with gaps between frame and wall
  • Seals cut through by electricians, plumbers or data installers

Schools such as Our Lady & St Patrick's High School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

Questions to ask before you book

  • Who turns up on the day
  • Whether you can choose the colour
  • Is the old sealant removed completely?
  • How hidden problems are handled

Our hiring checklist

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
