Fire rated sealant in Lugton, done properly
Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. We work on service penetrations, linear gaps and pipe & cable gaps, and common reasons people get in touch are sealant items on a fire risk assessment action list and new service routes left unsealed after building work.
Work in a place like Lugton is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

The process
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It generally takes a few hours for a handful of gaps, and longer for a whole building. Outside jobs in Lugton need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We plan the order of work and access, floor by floor or flat by flat.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
How to prepare
- On commercial sites, let us know about site rules
- Mention any parking rules near the property
- Plan for the work area to be out of bounds to pets and children

Advice
When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Fire risk assessments, which need a qualified assessor
- Construction that doesn’t provide fire resistance on its own
- Certifying a building or signing off its fire safety
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Leave it or put it right?
Paying for fire stopping that has to be redone is a false economy. Work that doesn’t follow the tested detail may have to come out again when the building is next checked. In an older home around Lugton, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
What you pay reflects the work, not guesswork. That’s why we ask a few questions first.

What else we do in Lugton
Landlord and commercial work in Lugton
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.
Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Keep the record of products and locations with your fire safety documents
- Include hidden areas like risers in routine checks
- Take photos of fire stopping before ceilings or boxing go back
- Check whether a sealant can be painted before decorating over it
Include fire stopping in your regular building checks. Look for cracks, gaps or sealant that has been cut or pulled out and get them seen to.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is normally a straightforward job.

Your questions about fire rated sealant in Lugton
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Do you work for landlords with property near Dunlop station?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
What does intumescent mean?
Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent types expand when heated, and they’re one of the options. We use whichever the specification and tested details call for.
Is it worth trying it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Can new sealant go over the old?
No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Do you offer different sealant colours?
Usually, yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before work begins.
Is the work guaranteed?
Yes. All our work carries a one-year guarantee.
Will the old sealant be removed?
Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
