About our fire rated sealant in Dunlop

A fire seal relies on being installed the way it was tested: correct depth, correct backing and a product suited to the surfaces. That’s the part we focus on. If you’re dealing with unsealed gaps around fire door frames and gaps filled with a product that isn’t fire-rated, we can put it right, whatever the surface.

Work in a place like Dunlop is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

Our work is backed for twelve months.

Fire rated sealant in Dunlop: local notes

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.

For site and facilities teams at buildings such as Clandeboye School, fire-stopping around service openings should be restored whenever new services go in. If you let a flat or house near Dunlop station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Dunlop is about 7 miles north of Kilmarnock, in East Ayrshire. Anywhere in KA3, our applicators can take on fire rated sealant. Our East Ayrshire coverage runs to 53 places, and Dunlop is one of them. You can also see our page for Glasgow, about 14 miles away.

All of KA3 is covered for fire rated sealant. You will find streets such as Station Road, Main Street and Livingston Terrace, all of which we cover. Close by, we work in Burnhouse (2 miles west), Barony and Castle of Corsehill (2 miles south), Lugton (2 miles north), Stewarton (2 miles south) and Greenhills (2 miles west). Further out, we also cover Kilmarnock (7 miles south), Annanhill (7 miles south), Galston (10 miles south-east), Mauchline (15 miles south-east), New Farm Loch (7 miles south) and Bonnyton (7 miles south).

Surface by surface

Flats and HMOs

Converted houses often have gaps around old and new services. The gaps on your list are sealed with a fire-rated product and the locations noted.

Masonry and concrete

Core-drilled and broken-out holes in concrete are often irregular. We check the gap size around the service to make sure it suits the product.

The process

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a handful of gaps, and longer for a whole building. Somewhere like Dunlop may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the faces cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products.

How we quote for fire rated sealant

Every job gets its own quote. This is what makes a difference:

  • Any working-time requirements on site
  • The old material and how stubborn it is
  • The type of sealant required
  • Any mould that needs treating

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • Access, such as stairs, a lift or height

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Common questions in Dunlop

Do you cover smaller places like Dunlop?

Yes. Dunlop is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Dunlop station?

Yes, we work for landlords and agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Do you carry out fire risk assessments?

No. We work from the specification you give us, and apply each product to its tested details.

Can ordinary silicone be used in a fire-stopping gap?

No. It looks sealed but will not perform as fire stopping. Use a product tested for that gap and service and we can apply it for you.

Do you remove the old sealant?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Are you fully insured?

Yes. We’re fully insured.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

Why deal with it now?

Fire-rated sealants are less forgiving than ordinary ones. Depth, backing and surface preparation all affect how a seal performs, so we follow the maker’s details on every gap. In a place like Dunlop, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

What we’re called out for in Dunlop

Much fire stopping is hidden: in ceiling voids, service risers and behind boxing. Out of view, damage sits unnoticed until someone inspects.

These are the problems we’re asked about most:

  • Damaged fire sealant left by other trades
  • Cracked or shrunken fire-rated sealant
  • Door frames with gaps between frame and wall
  • Sealant items on a fire risk assessment action list

For buildings such as Parish Church, older buildings that have had new heating or wiring often have service gaps worth checking.
