About our fire rated sealant in Kencot
Intumescent sealant looks much like any other sealant until it gets hot; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through, so we work to the manufacturer’s details. If you have cracked or shrunken fire-rated sealant and unsealed gaps where pipes and cables go through a wall, we can put it right, whatever the surface.
In a village or hamlet like Kencot, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. They all have washrooms, kitchens and service openings that need the right sealant.
Whatever the size of the job, you get the same one-year guarantee in Kencot and across Oxfordshire.

What we do, step by step
When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. The work usually takes from a few hours to a few days, depending on the number of gaps and the access. Somewhere as small as Kencot, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Dust and loose debris are cleaned from each gap.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Tell us if parking is tricky
- Mention any sign-in or site rules at work premises

Workplaces and buildings in Kencot
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
For site and facilities teams at buildings such as St Peter's Church of England School, service openings in fire-resisting walls need checking after any refurbishment. Community buildings like Church of St Peter are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

Different surfaces, different methods
Flats and HMOs
In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We work through the gaps on your assessment, flat by flat if needed.
Service penetrations
Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. We seal it with a product tested for that service and gap size.
Common questions in Kencot
Is there a guarantee on fire rated sealant in Kencot?
All our work, in Kencot and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Do you cover smaller places like Kencot?
Yes, Kencot is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you do fire sealant around door frames?
Yes. We seal the gap between the frame and the wall with a suitable fire-rated product following the tested details. The door leaf and its hardware need a door specialist.
What information do you need?
A short description and the location. We’ll ask anything else we need to know.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Can I choose the sealant colour?
Most of the time, yes. We’ll explain which colours are available and agree one before any work starts.
How long will you be here?
Typically it takes a few hours for a handful of gaps, and longer for a whole building. Bigger jobs take longer.
What sealant work can’t fix
In fairness, there are a few things sealant will not fix:
- Problems with the door itself rather than the gap around the frame
- Sign-off of the building, which sits with building control or your assessor
- Large holes that need a different fire-stopping system
If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think.

What affects the quote in Kencot
Every job gets its own quote. These are the things that affect it:
- Access and height
- Whether old sealant or filler has to be cut out
- Any mould that needs treating
- Which sealant suits the joint
We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.
What we need to know
To make quoting easier, let us know:
- If it’s domestic, commercial or a hotel
- Access, such as stairs, a lift or height
- What’s wrong with the joints now
- Any previous sealing or DIY work
It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, call 0345 464 0079 or email us.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Tell trades working in the building that fire seals must be put back
- Check whether a sealant can be painted before decorating over it
- Never patch a fire seal with standard sealant
- File the fire-stopping record where your assessor can find it
Include fire stopping in your regular building checks. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.
A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record so the item can be closed.
For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.
For anyone letting property in or around Kencot, several properties can go on one quote. Send us the addresses and the work at each, and pictures by email help.
