Hopeman Fire Rated Sealant
Problem with your fire-stopping gaps in Hopeman? We cut out the old, prepare the joints and apply the right sealant.
- Standard silicone or caulk in a fire-stopping gap
- Fire stopping disturbed by later work
- New service routes left unsealed after building work
Fire rated sealant in Hopeman, done properly
Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate, and we can record what went where. We work on door frames, plasterboard & masonry and service penetrations, and the jobs we see most are unsealed gaps around fire door frames and old fire sealant that has split or come away.
If you look after holiday lets, a guest house or a community building in or near Hopeman, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
A one-year guarantee comes with the work, just as it does everywhere we cover.

What happens if it’s left?
Fire-rated sealants are less forgiving than ordinary ones. Depth, backing and surface preparation all affect how a seal performs, so we follow the maker’s details on every gap. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

Hopeman: your questions answered
Do you cover Hopeman for fire rated sealant?
Yes. We work across all of Scotland, and Hopeman is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
What does fire rated sealant cost?
Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Where do you work from?
Mr Mastic is based in Crawley. We cover Hopeman and the rest of Moray, along with the rest of our area.
Do you have insurance?
Yes. We’re fully insured, with over 20 years’ experience in sealant work.
Is there any odour?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
Can you work in occupied buildings?
Yes. We regularly work in flats, HMOs, schools and offices while they’re in use. Early starts or out-of-hours work can be arranged where it’s needed.
Do you need fire rated sealant in Hopeman?
A lot of fire stopping is out of sight: in ceiling voids, service risers and behind boxing. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.
The most common problems we see are:
- Old fire sealant that has split or come away
- Fire stopping disturbed by later work
- Sealant items on a fire risk assessment action list
- Door frames with gaps between frame and wall
Whether the job is in Hopeman itself or nearby, the right material for each joint matters as much as a neat finish.

What we do, step by step
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from a few hours to several days, depending on how many gaps there are. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out and the faces cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products for your records.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Where the joints are inside, avoid wetting them before we arrive
- Let us know if you’ve seen damp or leaks
Getting a quote
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.
Advice
When it is not the sealant
Some problems need a builder, plumber or other trade rather than us:
- Issuing a fire rating or certificate for a building
- Construction that doesn’t provide fire resistance on its own
- Large holes that need a different fire-stopping system
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Workplaces and buildings in Hopeman
If you run a hotel, guest house or holiday let in a coastal place like Hopeman, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.

What else we do in Hopeman
What the job involves on each surface
Plasterboard walls
Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard for each gap size.
Service penetrations
New gaps tend to show up where services have been added. We clean out what’s there and reseal to the right depth over any backing the detail calls for.
DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
