Fire rated sealant in Hooley

Landlords, managing agents and facilities teams use us for the sealant items on a fire risk assessment on buildings across Hooley. If you are dealing with seals cut through by electricians, plumbers or data installers and open joints along the top of partitions, we can help.

In London’s blocks of flats, service risers and common parts have pipes and cables passing through walls and floors. For managing agents and building owners in Hooley, that can mean fire-rated sealant around service openings as well as resealing in shared washrooms and kitchens.

Your job is guaranteed for a year, as with all our work.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Deciding what fire stopping a building needs
  • Large holes that need a different fire-stopping system
  • Doors that aren’t fire doors in the first place

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly.

Surfaces we seal

  • Door frames
  • Pipe & cable gaps
  • Service penetrations
  • Flats & HMOs
  • Plasterboard & masonry
  • Linear gaps

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Never patch a fire seal with standard sealant
  • Include fire stopping when you schedule refits
  • Ask which product was used before you paint
  • Keep pictures of seals that will be hidden

Don’t drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.

Open gaps don’t only matter in a fire: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.

Signs you need fire rated sealant in Hooley

A lot of fire stopping is out of sight: above ceilings, inside risers and behind panels. Out of view, damage sits unnoticed until someone inspects.

The problems people usually mention when they call are:

  • Joints picked up in a fire-stopping survey
  • Standard silicone or caulk in a fire-stopping gap
  • Open joints along the top of partitions
  • Unsealed gaps around fire door frames

Letting a property close to Chipstead station? Then fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

What your quote should include

  • Who does the work, and how experienced they are
  • Which sealant they’ll use, and why
  • What insurance they hold
  • How the joint is cleaned and prepared

Our hiring checklist

Why act early in Hooley

A quick fill with any sealant to hand isn’t fire stopping. Fire-rated products are tested in set gap sizes, depths and substrates, which is why we match the product and the method to each gap. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Hooley, the repair is bigger than the sealant job would have been.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall for each gap size.

Service penetrations

Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. The sealant is chosen for what passes through and how wide the gap is.

Fire rated sealant around Hooley

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details. Many London buildings have tight access and loading restrictions, and out-of-hours working is possible to arrange.

For site and facilities teams at buildings such as Coulsdon Sixth Form College, gaps opened by contractors for new cabling are a common finding in schools and offices. Hooley is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

Questions from Hooley

I let a flat near Chipstead station. Can you help?

Yes, we work for landlords and agents. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.

Is parking an issue for fire rated sealant in Hooley?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we are using and why.

Where are you based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Do you certify the fire stopping?

We don’t give ratings or certificates for our work. The requirement comes from your assessor, designer or building control, and we fit a product whose tested details meet it, recording the locations and products.

Can I choose the sealant colour?

Usually, yes. White, clear and grey are common, and other colours are available, and we will agree it with you first.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

How long will you be here?

A typical job takes anything from a few hours to several days, depending on how many gaps there are. Your quote will say how long we expect yours to take.

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of gaps, and longer for a whole building. In Hooley, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. We remove any old or unsuitable filler and clean the gap.
  3. We put in whatever backing or fill the product detail specifies.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Locations and products are noted so you have them on file.

Before we arrive

  • Let us know about parking restrictions
  • Keep pets and children clear of the area while we work
  • Clear the area around the work

Advice

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
