Fire rated sealant for Highwood homes and businesses

About our fire rated sealant in Highwood

Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. We work on pipe & cable gaps, flats & HMOs and plasterboard & masonry, and people most often call us about old fire sealant that has split or come away and new service routes left unsealed after building work.

For a small place like Highwood, the journey and timings are agreed in advance, so the job can fit around bookings, guests or opening times where possible.

Each job carries a 12-month guarantee.

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard for the gap we are sealing.

Masonry and concrete

Core-drilled and broken-out holes in concrete are often irregular. We check the gap size around the service to make sure it suits the product.

When something else is needed

In fairness, some problems need a different trade:

  • Openings too large for sealant, which need batts, boards or another system
  • Issuing a fire rating or certificate for a building
  • Doors that aren’t fire doors in the first place

If in doubt, phone 0345 464 0079 or email us and we will say what we think before you book.

What we seal

  • Service penetrations
  • Linear gaps
  • Flats & HMOs
  • Plasterboard & masonry
  • Pipe & cable gaps
  • Door frames

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Why it’s worth doing now in Highwood

Doing it once, properly, beats doing it twice. If the details weren’t followed, the seal may need redoing when the building is next checked. Around Highwood, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, call 0345 464 0079 or email us and we will give you an honest view and a quote.

The process

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on how many gaps there are. For a village or hamlet like Highwood, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used for your records.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Mention any parking rules near the property
  • Keep children and pets away from the work area

Advice

What affects the cost of fire rated sealant

There’s no set price list. What we look at:

  • The type of sealant required
  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • How easy the joints are to reach

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

What we need to know

You do not need to know the technical terms. It helps if you can tell us:

  • What’s wrong with the joints now
  • Photos by email, if that’s easy
  • Where the property is
  • Roughly how big the job is

Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand, and we will take it from there.

When to call us in Highwood

Lots of unsealed gaps appear long after the building was completed. New cables, pipes and data runs go through walls and ceilings and the hole they leave does not always get resealed.

Look out for these signs:

  • Standard silicone or caulk in a fire-stopping gap
  • Open joints along the top of partitions
  • Gaps flagged on a fire risk assessment
  • Unsealed gaps around fire door frames

Community buildings like St John the Baptist are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

Questions to ask before you book

  • Whether VAT is included
  • How much experience the applicator has
  • What insurance they hold
  • How the joint is cleaned and prepared

Workplaces and buildings in Highwood

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.

Schools such as Poulner Infant School are buildings too, and fire-stopping around service openings should be restored whenever new services go in.
