Landlords, agents and businesses in Harlesden

Landlords and agents in Harlesden can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Fire rated sealant in Harlesden, done properly

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. Common call-outs are for gaps where walls meet ceilings or slabs and gaps around pipes and cables through fire-resisting walls, on linear gaps, flats & HMOs and door frames.

Commercial work in London comes with its own logistics: loading restrictions, building rules and tight access. For a building in Harlesden, we agree timings and access before anything starts, and room-by-room programmes can be planned where needed.

All of our work is guaranteed for twelve months, in Harlesden and everywhere else we cover.

Different surfaces, different methods

Flats and HMOs

Converted houses often have gaps around old and new services. The gaps on your list are sealed with a fire-rated product and record where they are.

Plasterboard walls

Service holes in plasterboard are often rough and oversized. Gaps that are too big for sealant alone need a different detail.

Honest limits

Sealant is not the answer to every problem, and we will tell you before any work starts. It will not solve:

  • Construction that doesn’t provide fire resistance on its own
  • Deciding what fire stopping a building needs
  • Certifying a building or signing off its fire safety

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.

What we seal

  • Service penetrations
  • Pipe & cable gaps
  • Plasterboard & masonry
  • Linear gaps
  • Door frames
  • Flats & HMOs

How to look after the new joints

So the new joints stay in good condition:

  • Look in service cupboards and ceiling voids from time to time
  • Photograph sealed gaps before they’re covered up
  • Never patch a fire seal with standard sealant
  • Report cracked or damaged seals as soon as you notice them

Any fire seal that’s cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

Open gaps don’t only matter in a fire: they also let noise, draughts and sometimes pests through. Sealing them early helps on every front.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What affects the quote in Harlesden

Every job gets its own quote. This is what makes a difference:

  • The size of the job
  • Whether there’s mould to deal with
  • Whether the work is at height
  • The number of rooms or windows

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What to tell us for a quote

When you contact us, it’s useful to know:

  • Pictures of the joints, sent by email
  • How we’d reach the joints
  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and give you a clear price.

Commercial buildings in Harlesden

There are hotels and other places to stay in and around Harlesden. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. Many London buildings have tight access and loading restrictions, so out-of-hours working can be arranged where needed.

If you look after a church, hall or community building such as Church of All Souls, service openings in its walls need the right fire-rated sealant, as in any building. For site and facilities teams at buildings such as John Keble CofE Primary School, service openings in fire-resisting walls need checking after any refurbishment. Harlesden is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

Common questions in Harlesden

Do you work in hotels near Harlesden?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

I let a flat near Willesden Junction station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

What do you need from me for a quote?

A short description and the location, plus photos if you have them. If we need more, we will ask.

What does intumescent mean?

Intumescent means it swells when heated to help seal the gap. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

Is standard sealant good enough for a fire gap?

No. Standard sealants are not made or tested to stop fire. If it’s been used, we remove it and use the right product.

Can you give us a record of the work?

Yes. Every gap we seal is listed with the product used, so you have it on file.

Do you certify the fire stopping?

We don’t certify fire stopping or quote ratings. We apply the specified product to the manufacturer’s details and list the locations and products for you.

What happens on the day

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. It generally takes a few hours for a handful of gaps, and longer for a whole building. For a job in Harlesden, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. We remove any old or unsuitable filler and clean the gap.
  3. We put in whatever backing or fill the product detail specifies.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Finally, we list where we worked and what we used, for your records.

Before we arrive

  • Keep children and pets away from the work area
  • Tell us about access, such as stairs, a lift or high-level joints
  • On commercial sites, let us know about site rules
